Yaar, I'm fed up of renting. Finally taking the plunge! JMD Marvella Homes is ready, but Klassic Tower upcoming hai. Which one is better for investment, bhai? Also, what about carpet area in JMD? Anyone know the real price per sqft? Mujhe advice chahiye, I'm so confused!

Check amenities completion before booking, I made that mistake in my previous property. Gym and swimming pool still not ready after 3 years!

Marvella mein which floor are you looking at? Corner unit hai kya? That makes a big difference in resale value.
I'm looking at a 12th floor unit in Marvella. Not a corner unit though. Facing the park.
Park facing is good! But check if there's a road in between. Noise pollution can be an issue.
12th floor is decent. Not too high, not too low. Good choice.

5-7 years is a decent horizon. In that case, Marvella might be the safer bet. Less risk of project delays.
But think about appreciation potential. Klassic Tower, if delivered on time, could give you higher returns because it's a newer project.
I bought in JMD Marvella 2 years ago (resale, of course). Location is good, close to the expressway. But the maintenance charges are a killer. Think about that too!

Marvella is ready but carpet area kya hai? Builder log toh super area mein loot te hain. Need to get the real carpet area verified before you even think about it. I heard the prices are negotiable, but still, be careful.
Klassic Tower? Bhai, builder ka track record check kar lena. Delayed projects bahut hain Noida mein. Don't get stuck like many others. RERA registration number hai toh verify karo.
