Realtyvision vs East Sapphire: Which Noida project wins?

I'm upgrading from my 2BHK, Noida. Realtyvision 4th Avenue and ABCZ East Sapphire are shortlisted. Both ready-to-move, which is great. But what about carpet area efficiency? And long-term appreciation, kya aap logon ko pata hai? Which one offers better amenities that are actually useful? Mujhe advice chahiye!
