Noida property: Kalypso Court vs 4th Avenue – which is better?

Yaar, I'm fed up of renting! Finally taking the plunge. Dekha Jaypee Kalypso Court and Realtyvision 4th Avenue. Kalypso looks fancy but 4th Avenue is way cheaper. Anyone compared carpet area efficiency? Which one has better resale value, bhai? Mujhe advice chahiye. What do you think?
