34B appreciation claims feel like pure hype

Budget finalised, loan pre-approved – now stuck on Sector 34B. I'm currently in a 2BHK, thinking of upgrading to a 3BHK here. Already have a home loan, so EMI ka tension hai. Is the investment potential really strong for 3-5 years? Kya appreciation milega, ya just hype hai? Any upcoming development that might affect ROI?
