Okay, I'll say what no one says - ATS Pious Hideaways is INSANELY overpriced. Change my mind! 16 crore?! Bhai, for that money I can buy a villa somewhere else. I'm finally taking the plunge after 10 years of rent wasted, fed up of landlord hikes. I'm thinking ABCZ East Sapphire because it's ready to move, and my EMI vs rent math makes sense. But is it worth it? Kya aap logon ko pata hai about resale value in ABCZ? Does anyone know the real price per sqft they are charging? Mujhe advice chahiye, yaar. What do you think?

Did you consider any other projects in Sector 75? There are a few decent options available.
So, what did you decide? ABCZ or something else?
Don't forget to factor in the new metro line extension. It could impact property values in the future. Both positively and negatively.
Which floor are you looking at in ABCZ? Corner units usually command a premium.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, still not ready after 2 years!
Anyone know the real price per sqft ABCZ is charging right now? I saw different prices on different websites.
Ultimately, it's your decision. But ready to move is a huge advantage in today's market. Less risk.
Builder ne phir se date extend kar diya lol. My friend booked in 2018 and still waiting for possession. Different builder, same story.
I bought in Sector 78 three years ago. Prices have almost doubled! But the construction quality is average at best. Regret not doing more research.
Be careful — this builder has 3 delayed projects. RERA mein complaint bhi hai. Check the details on the RERA website.
Okay, so general consensus is ATS is overpriced and ABCZ needs serious due diligence. Thanks, guys! This is super helpful. I'll check the RERA complaints and visit the site again.
Good luck! Keep us updated on what you decide.
Kya aap logon ko pata hai about the construction quality of ABCZ? I've heard mixed reviews.
Mixed reviews are always a red flag. Visit the site multiple times. Talk to current residents if possible.
Sector 150 ka avg rate 7k/sqft hai abhi. Pious Hideaways is quoting way more than that. It's a luxury project, but still...
7k is a decent average. Location is key in 150. Some pockets are better than others.
ABCZ East Sapphire... check the completion certificate. Don't trust their word. See the actual document.
Mera bhi same experience tha 2 years ago. Landlord was increasing rent by 10% every year! I bought in Sector 75. Best decision ever. Though, I went with a smaller apartment to keep the EMI manageable.
Don't just look at EMI vs rent. Factor in property tax, maintenance charges, and potential appreciation. And what if interest rates go up?
This is crucial. Interest rate hikes can kill your budget.
True that. I fixed my interest rate for the first 5 years to avoid that risk.
I heard ABCZ East Sapphire has waterlogging issues during monsoon. Anyone confirm?
I've seen videos online. Seems legit. Check before you book!
U10 is right. Sector 75 and 76 tend to get flooded. They're improving the drainage, but still...
Bhai 16 crore?! You're right, that's insane for ATS Pious. ABCZ East Sapphire is decent, but resale value is a gamble in that area. Depends on the sector. Which sector are we talking about?
Totally agree with U1. ATS is living in a bubble. ABCZ is more realistic. But before you commit, *really* do your due diligence. Builder ka reputation is everything in Noida. Check RERA registration and court cases, if any.
ABCZ East Sapphire... ready to move is a big plus. But what's the carpet area you're getting for that price? And parking? They sneak those charges in, you know.
Haan exactly, parking is a killer! They quote one price and then parking adds like 5 lakhs extra!
Carpet area is the real game. Super area is all marketing BS.
