Ivory County vs Realtyvision 4th Ave - Noida advice?

Guys, I'm finally taking the plunge and buying a house in Noida! Fed up of renting, yaar. Been seeing landlord hike every year. I've been checking out Ivory County and Realtyvision 4th Avenue. Big price difference, right? Ivory County is like, super expensive. Worth it? Realtyvision is cheaper, but ready to move. Which is better for a family, you think? Also, carpet area efficiency is important. Has anyone experienced both? Which one gives more actual space? I'm also thinking about resale value after 5 years. Which one would appreciate more? Mujhe advice chahiye, please! What's your take?

Don't forget to negotiate! Builders are always willing to give discounts, especially if you're paying in cash. Try to get the best deal possible.

Whatever you decide, make sure you get everything in writing. Don't trust verbal promises. Get a lawyer to review the agreement before you sign anything.

Someone told me Sector 150 is a good investment option now. Maybe check that out too. But between Ivory County and Realtyvision, I'd lean towards Ivory County if you can afford it. Better long-term investment, I think.

Thanks for all the advice, guys! Really appreciate it. I'm leaning towards Ivory County, but the price is scaring me. Will visit both sites again this weekend and check the carpet area properly. RERA website bhi dekhna padega.

One more thing - check the ventilation and natural light in the apartments. Some units are dark and gloomy. That affects resale value too.

Ivory county mein which floor are you planning to buy? The view also matters a lot for resale.

Don't forget to check the floor plan carefully. Some units have weird layouts and wasted space. Carpet area efficiency is key. Ask for the super area and the carpet area, and calculate the difference. That's the loading factor.

Exactly! Super area is a total scam. They include the walls, balcony, everything! Focus on carpet area only.

I bought a property in Noida Extension 5 years ago, and the builder promised everything. Swimming pool, gym, park... nothing is complete yet! Don't make the same mistake I did. Visit the site and see what's actually there.

I heard possession started a few months back, but it's happening in phases. Check with the builder directly.

Realtyvision is in Sector 78, right? That area is developing fast, but still lacks some basic amenities. Ivory County is more established, I think. Depends on your priorities.

Bhai, both are good options, but it depends on your budget and needs. If you want a premium lifestyle and can afford it, go for Ivory County. Otherwise, Realtyvision is a decent value for money option. Personally, I'd prefer something near the metro line.

Mujhe toh Ivory County ka location zyada pasand hai. Sector 115 is well-connected. Realtyvision is a bit further out.

One thing to consider is the maintenance charges. Ivory County will probably have higher maintenance charges than Realtyvision. Factor that into your budget.

Ivory County is definitely premium, bhai. But Realtyvision is a decent option if you're on a budget. Carpet area, you'll have to measure yourself. Builders always exaggerate. I'd say visit both sites and see which one feels better for your family.

Don't just look at the price, yaar. Check the builder's reputation! Delayed projects are a nightmare. Ivory County ka construction quality is supposed to be better. Resale, maybe Ivory County will fetch more, but initial investment bhi toh zyada hai.

Carpet area is the biggest scam! They always promise more than you get. Realtyvision 4th Ave, possession mila kya sabko? Heard some delays were there.

RERA website is your best friend, seriously. Check the project completion status and any pending complaints. Don't trust anything the builder says.

I invested in Ivory County 3 years ago. It's definitely expensive, but the amenities are top-notch. My family loves the swimming pool and the clubhouse. Resale value has already gone up a bit in Sector 115 where it is based.
