Guys, I'm thinking of upgrading from my 2BHK. Omaxe Panache Homes Galaxy vs Panchsheel Pratishtha – what do you think? Panchsheel is ready to move, sahi hai, but Omaxe has better amenities on paper. Is the under-construction risk worth it for those 'brochure' amenities? Also, resale market mein kaunsa better perform karega in 5 years? Mujhe advice chahiye. Change my mind!

Consider the future development in the area also. New metro line coming up in Sector 142, that might impact prices.
So, OP, what did you decide? Panchsheel ya Omaxe?
Currently, the market is going up. So, if you're planning to invest, do it quickly. Rates are increasing every month.
Omaxe Panache Homes Galaxy ka layout plan dekha kya kisi ne? How's the ventilation and sunlight?
I think you should visit both sites and see for yourself. Pictures can be deceiving.
Don't just look at the amenities. Check the construction quality also. Use a property inspector.
Ultimately, it depends on your risk appetite. If you can handle the uncertainty, Omaxe might be worth it. Otherwise, go for Panchsheel.
Resale market mein, location always wins. Sector 16B has better connectivity. Metro is a big plus.
Don't forget to factor in the parking situation. Sector 16B mein parking is a nightmare already. Omaxe mein kya scene hai?
One more thing to consider – maintenance charges. Panchsheel might be higher since it's already ready.
Yaar, builders are all the same. Promise everything, deliver nothing. I'm so frustrated with this whole process.
What's the price difference between the two? Square foot rate kya chal raha hai?
Panchsheel is quoting around 7500 per sq ft. Omaxe is around 6800, but that's before all the extra charges, parking, etc.
RERA registration check kiya kya Omaxe ka? Completion date kya hai?
Haan, website pe dekha tha. Completion date is showing as Dec 2024, but I wouldn't trust it completely.
I think both are decent options, but personally, I'd lean towards Panchsheel for the immediate possession. No stress of delays.
Panchsheel is ready to move toh possession immediate milega. Omaxe mein kab milega possession? That's the key question.
Personally, I'd prefer ready-to-move. The peace of mind is worth the extra cost. Under-construction projects are a headache.
Sector 16B is a good location, close to the metro. But resale value mein Omaxe ka brand name might help later on. Difficult decision!
Guys, I bought in Omaxe Palm Greens 5 years ago. Amenities toh sab brochure mein hi reh gaye. Swimming pool is always dirty, gym equipment is broken. Don't fall for the marketing.
Exactly! Real experience matters more than brochures.
U10, thanks for the heads up! This is the kind of insider info we need.
Bhai, I'm also confused between these two. Panchsheel ka location toh sahi hai, sector 16B. But Omaxe is promising so much... Amenities dekh ke lalach aa jata hai.
Haan exactly, Noida mein yahi problem hai. Location vs Amenities. Always a tough choice.
Omaxe Panache Homes Galaxy? Be careful yaar, Omaxe ka track record kuch khaas nahi hai. Check their other projects first.
U3, bhai, link share kar de, I want to see the reviews.
True that! I heard their Greater Noida project is delayed by almost 2 years. RERA registration number check karo before investing.
U3, which project are you talking about specifically? Just curious.
