East Sapphire vs Ivory County: Which is better?

I'm tired of rent. East Sapphire is ready, but Ivory County is tempting. Is paying more for under-construction worth it? What about resale value later, bhai?

I bought in Sector 75 three years ago when prices were lower. Ab toh rates sky high ho gaye hain! Lucky I invested then. But East Sapphire and Ivory County are prime locations, you can't go wrong long-term.
