Burj Noida investment - worth it long term?

Hey guys, saw this video on Burj Noida in Sector 75. 4Crore for a 3BHK seems steep, but the video showed a rooftop clubhouse on the 35th floor and the location is pretty prime. They're saying Noida real estate is booming in 2026. I'm thinking of investing, but not sure about the appreciation potential. Do you think the rental yield will be good enough to justify the price? Kya bolte ho?
