SKA Orion vs Arenaa Heights: Which is better, guys?

Hey everyone, I'm looking to upgrade from my 2BHK in Sector 75. I've been checking out SKA Orion and Arenaa Heights The Ultima 107. Orion is under construction, and Ultima 107 is ready to move. Kya aap logon ko pata hai which one is better for investment? Mujhe advice chahiye on whether the risk of under-construction is worth it for SKA Orion, or is it better to go for ready-to-move in Arenaa Heights? Also, what's the real price per sqft in these projects? Advertised rate aur actual cost mein kitna difference hai? Which one offers better value for money in the long run? I'm confused yaar!
