Noida property: Swaraj Homes vs Shri Nilyam?

Guys, I'm so fed up of renting! Finally taking the plunge. Dekh raha hu Noida mein. Swaraj Homes Vasant Apartments looks nice, but it's expensive yaar. Shri Nilyam Dream Homez is way cheaper. What do you think? Carpet area kitna milega? Is it worth paying so much more for Swaraj Homes? Kya aap logon ko pata hai builder ka track record? Mujhe advice chahiye. Which one is better for 5-year appreciation?
