Eldeco Sylvan View vs Ansal Rainbow? Confused!

Guys, I'm confused between Eldeco Sylvan View and Ansal Rainbow. Sylvan View is expensive yaar! Rainbow is ready to move, sahi hai? Which has better resale?

Also, check the builder's financial health. Are they heavily in debt? That can affect project completion.

Don't just listen to us, get a professional property valuation done for both properties. It will give you a more objective assessment.

So, OP, what did you decide? Sylvan View or Rainbow?

Market is up right now. Even old properties are seeing price appreciation. But still, do your due diligence!

Be careful with Eldeco. They have a history of delayed projects. Check their track record thoroughly before investing your hard-earned money.

Mera bhi same experience tha with Eldeco. Booked a flat in their project 3 years ago, still waiting for possession. I regret it so much.

I think Sylvan View will have better appreciation because of its location and proximity to the metro. But ready to move is a big plus for Rainbow. Tough call!

Before you decide, visit both sites at different times of the day. See how the traffic is, how the area feels. That will help you make a better decision.

Rainbow is ready to move, but also old. Check the building maintenance charges and society rules before you commit. Old buildings can have hidden costs.

I bought a resale flat in Sector 75 last year. Big mistake! Society maintenance is a nightmare. Always check the fine print.

Guys, don't forget about the new Jewar airport! It's going to impact property prices in the long run. Sector 137 is closer to it, right?

Honestly, both are decent options. Depends on your budget and priorities. If you need ready to move, Rainbow is the only choice. If you want better resale and don't mind waiting, Sylvan View.

Anyone know if Sylvan View has all the amenities completed? Swimming pool, gym, clubhouse... sab chalu hai kya?

Last time I checked, the swimming pool was still under construction. Gym is functional, but crowded. Clubhouse is okayish.

Rainbow is old construction, man. Check the RERA registration before investing. Maybe the builder hasn't even updated it.

I invested in Sylvan View 5 years ago. Possession delayed by 2 years! Builder gave lame excuses every time. Be prepared for delays, even if they promise you the moon.

Same here! Builder ne phir se date extend kar diya lol. I'm losing hope.

This is Noida, bhai. Delays are part of the package. Just factor it into your plans.

What's the current rate per sq ft in both societies? Anyone has recent data?

s
sakshi.singh.lmn23 Mar

Sylvan View is around 8k-9k per sq ft depending on the floor and facing. Rainbow should be cheaper, maybe 6k-7k?

Sylvan View is definitely pricey, no doubt. But resale value is much better than Ansal Rainbow. Rainbow is old now, right? What sector is Sylvan View in anyway?

S
Sukhwinder Brar23 Mar

Bhai, Ansal Rainbow is ready to move, that's a huge advantage. No tension of builder delays. But resale mein Sylvan View might win, depends on the construction quality. I heard Rainbow has seepage issues in some apartments.

K
Karan Mehra23 Mar

Don't just look at resale, think about your own living experience! Which one do YOU like better? Amenities, location, neighbourhood?

Dipika Banerjee23 Mar

Sylvan View is in Sector 137, right next to the metro station. That's a big plus point for connectivity. Rainbow is in... Sector 25? Little far from everything, no?

b
balwinder.randhawa.12323 Mar

Sector 25 is pretty central! Easy access to DND. But yeah, no metro nearby is a disadvantage.

bhavna.khanna23 Mar

Connectivity is key these days. Metro is a game changer. Sector 137 is booming because of it.
