ACE Starlit vs Eldeco Sylvan View: Which one, guys?

Hey, I'm based in Dubai and can't visit Noida easily. Which is better, ACE Starlit or Eldeco Sylvan View? Eldeco is ready to move, sahi hai? But ACE is cheaper. Carpet area efficiency wise, kya scene hai? Also, resale value mein kaunsa better rahega? Mujhe advice chahiye.

Current market rates are going up, so don't delay too much. But don't rush into a bad decision either. Take your time and research properly.

Ultimately, it depends on your risk appetite. ACE is cheaper, but potentially riskier. Eldeco is more expensive, but safer. Choose wisely!

So, OP, which one are you leaning towards now? All this advice must be confusing! Let us know what you decide.

Check the builder's NOCs and approvals before making any payment. Don't trust their word blindly.

Check the amenities completion status in ACE Starlit. I made the mistake of booking a flat based on promises, and the amenities are still not ready after 3 years. No swimming pool, no clubhouse... nothing!

U20, Thanks for the warning! That's exactly what I'm afraid of.

U20, Which tower are you in? That's terrible!

Also, look at the floor plans carefully. Some flats have wasted space. Eldeco usually has better layouts.

I'd say Eldeco Sylvan View is a safer bet for an NRI. Less hassle, ready to move, established brand. But do your due diligence regardless.

Another thing to consider is the society maintenance team. How responsive are they? Check online reviews about their service.

Mujhe toh ACE Starlit thoda risky lagta hai. Eldeco is a safer bet, especially if you can't visit and check things yourself. Ready to move is a big plus.

What's the current rate per sq ft in both projects? That's the first thing you need to compare. Also, factor in registration charges and other hidden costs.

Resale value will also depend on the overall Noida market. With the new Jewar airport coming up, prices are expected to rise in the long term. But short-term, who knows?

k
kiran.joshi23 Mar

Jewar airport is a long way off, yaar. Don't make decisions based on that alone. Noida Authority also keeps increasing sector rates, impacting property values.

U17, Haan, exactly. Market sentiment is key. Elections bhi aane wale hain, uska bhi impact hoga.

I bought in Sylvan View 5 years ago. No regrets! Greenery bahut hai, peaceful environment. But yes, maintenance is on the higher side. Abhi rates bhi badh gaye hain, good investment so far.

M
Meenakshi Ramanathan23 Mar

Don't just look at price, look at construction quality. ACE ka finishing kaisa hai? Eldeco ka toh solid hai, old player hai Noida mein.

p
pari.tandon.reading23 Mar

Totally agree yaar. Cheap doesn't always mean good. I'd rather pay a bit more for peace of mind.

U10, Exactly! My friend had a terrible experience with ACE in another project. Water leakage issues everywhere!

Bhai, both are decent options. But check the specific tower and floor. Corner units usually command a premium resale value. Also, which direction does the flat face? That matters for sunlight and ventilation.

S
Shreya Tandon23 Mar

Sector 150 mein bhi bahut options hai. Have you considered those? Rates are slightly higher, but infrastructure is better in the long run.

G
Geeta Malhotra23 Mar

Carpet area efficiency wise, ACE Starlit is slightly better, I heard. But Eldeco Sylvan View mein location advantage hai, Sector 93B is prime. Resale value will depend on overall market conditions too.

P
Poonam Malhotra23 Mar

Sector 93B is good, but connectivity is still a problem. Metro kab aayega udhar? That will be a game changer for resale value. ACE Starlit is closer to the Noida-Greater Noida Expressway, easy access to Delhi.

Shreya Mehta23 Mar

Possession mila kya kisi ko ACE Starlit mein? I've heard mixed reviews about ACE's delivery track record. Sylvan View mein toh you can literally see the flat before buying.

a
amritasodhi23 Mar

Haan, exactly. Builder ka track record is very important. Delay hua toh you'll be stuck paying EMI and rent both.

k
kartik.mehta23 Mar

U5, some towers are ready, but not all. Check which phase you are looking at. RERA website is your friend!

g
gaurav.bajaj2523 Mar

U5, mera dost ka possession delayed hai ACE City mein. Be careful!

S
Sushmita Dasgupta23 Mar

Starlit vs Sylvan View... tough one! Sylvan View is definitely a safer bet being ready to move. Peace of mind is priceless, especially from Dubai. But ACE is tempting with the price. Need more info, bhai.

S
Suraj Garg23 Mar

Eldeco is RT, sahi hai. But maintenance charges kya hai? That can be a killer. ACE, check RERA registration and project completion timelines carefully. Don't just fall for the 'cheaper' tag.
