Guys, I'm confused between Ansal Rainbow and Great Value Anandam in Noida. Both are ready to move, which is good, but what about carpet area? Koi bata sakta hai which one gives you more space for the same price? Also, what's the real price per sqft after all the extra charges? My parents keep saying location matters most. What do you think? Which one's better for a family?

I think sector 75 is overpriced. Consider sector 150, better options and more open space. Future is bright there.
After reading all the comments, I'm leaning towards Ansal Rainbow. But still confused about the carpet area. Any tips on how to accurately measure it?
Last time I checked, both projects had pending dues with the Noida Authority. Check for that before you invest. It can create problems later.
So, OP, what did you decide? Ansal or Great Value?
Honestly, both are decent options. But if I had to choose, I'd lean towards Ansal Rainbow. Better reputation, IMO.

I visited both sites last month. Anandam felt a bit more spacious, but Rainbow had better construction quality, at least visually.
At the end of the day, it depends on your budget and personal preferences. Visit both properties multiple times, talk to residents, and then decide.
Mera bhi same experience tha with another builder in Noida. Promised the moon, delivered a crater! Be very careful guys!

U13, last I checked, it was around 6500-7000 including everything. But that was a few months ago. Rates have probably gone up since then.
Ansal Rainbow is closer to the main road, which is a plus. Anandam is a bit inside, which can be a hassle during rush hour.
Don't forget to factor in the cost of interiors! Ready-to-move is good, but you'll still need to spend a good amount to make it livable.
Bhai, Great Value ka naam sunke hi darr lagta hai. Heard so many stories of delayed possessions. Ansal is comparatively better, no?
Haan yaar, Great Value ka track record is not great. My friend bought in their other project, and he's still waiting for possession after 5 years! RERA complaint bhi kiya tha, but no use.
Sector 75 mein rates are rising like crazy because of the metro extension. Keep that in mind. Maybe invest somewhere else?
I live in Ansal Rainbow, and honestly, it's okay. Nothing great, nothing terrible. Maintenance charges are a bit high, though. And the security is sometimes lax.

RERA registration number check karo before you finalize anything. That's the first thing I do now after getting burned in the past.
Ansal Rainbow vs Anandam... Tough one! Both have their pros and cons. Carpet area is a pain to figure out, builders never give the real picture. Location-wise, Anandam has better connectivity, I think. But Rainbow is slightly more developed already. Depends on what your priorities are, bhai.
Agree with U1. Carpet area ka toh scene hi kharab hai. Check the actual flats physically. Don't trust the brochures. Also, parents are right, location is king. Which sector are we talking about?
I'd say Anandam is better for families. Rainbow is more bachelor-friendly, IMO. Plus, Anandam has a bigger park, right? Kids need space to run around.
Bigger park? Are you sure, U3? I heard Rainbow has better amenities overall. Swimming pool is bigger, I think.
Don't just look at the sqft rate, look at the overall cost including parking, club membership, and all those hidden charges. They add up quick!
