Noida mein, Shri Nilyam ya Great Value Anandam - Which is better?

Hey guys, I'm planning to upgrade. Shri Nilyam Dream Homez is so cheap, but it's already completed. Great Value Anandam is ready to move. Carpet area wise, which is better value for money, yaar? Also, what about the builder trust factor? Mujhe advice chahiye. What do you think?

Ultimately, it depends on your priorities and risk appetite. If you're looking for a quick buck, Shri Nilyam might be worth the risk. But if you're looking for a long-term investment and peace of mind, Great Value Anandam is a safer option.

Has anyone checked the amenities completion status in both projects? Swimming pool, clubhouse, gym... are they actually functional or just promised?

I had a terrible experience with a builder in Greater Noida. They promised everything but delivered nothing. Be very careful before investing your hard-earned money.

Considering the current market conditions and the builder's reputation, I'd personally go for Great Value Anandam, even if it's a bit more expensive. But do your due diligence, of course!

Noida mein property rates are going up like crazy! If you're planning to upgrade, don't delay too much. The new Jewar airport is also driving up prices.

Mujhe toh lagta hai, Great Value is a safer bet. Thoda zyada paisa lagega, but peace of mind bhi toh chahiye.

Don't forget to factor in maintenance charges. Shri Nilyam might be cheaper upfront, but their maintenance charges could be higher.

I live near Pari Chowk. The infrastructure is improving, but it's still a bit chaotic. Sector 150 is definitely more planned and organized.

Carpet area is key, especially if you are upgrading. Don't just look at the price per sq ft. Calculate the actual usable space. Sometimes, the cheaper option ends up being more expensive due to less carpet area.

Exactly! Super area and carpet area mein bahut difference hota hai. Always ask for the carpet area certificate.

I'd suggest visiting both sites multiple times, at different times of day. Talk to residents if possible. Get a feel for the place before making a decision.

Anandam is good, location wise. Sector 150 is developing nicely. But price is definitely higher than Shri Nilyam. Depends on your budget, I guess.

Builder trust is a HUGE factor. I'd lean towards Great Value just for that. Shri Nilyam... I've heard some not-so-good things about their previous projects.

I booked a flat in Anandam 2 years ago. Possession delayed by 6 months already. Builder is giving excuses. Be prepared for delays, even with 'ready to move' projects.

Sector 150 is getting expensive. Metro connectivity is a big plus for Anandam. But Shri Nilyam is closer to Pari Chowk, right? Depends on where you need to commute.

Shri Nilyam is cheap for a reason, bhai. Builder reputation is not great. Anandam is better in that regard, but check carpet area carefully. Show flat mein jo dikhate hain, woh actually milta nahi hai.

Haan exactly, Noida mein yahi problem hai. They always show you a bigger carpet area. RERA mein check karo, U2, before you commit.

True that! Shri Nilyam ka naam suna hai, but never really considered them. Great Value seems more established. But definitely double-check the carpet area. Don't trust the sales pitch.
