I'm thinking of upgrading. Arenaa Heights seems cheaper, but Eldeco Sylvan View is premium. Carpet area wise, kya scene hai? Is the price jump worth it, ya ROI Arenaa mein better rahega?

Check amenities completion before booking, I made that mistake in my last property. Paid for a swimming pool that's still not functional after 3 years!
Totally agree yaar! These builders promise the moon and deliver nothing. My clubhouse is still a 'proposed' amenity.
U18, Haan bhai, Noida Extension mein toh yahi hota hai. 'Proposed' is the new 'completed'.

Possession is delayed. Builder ne phir se date extend kar diya lol. Apparently, some issue with approvals.
U13, which tower are you referring to? Tower A is almost complete, I think. Tower B is the problem child.

I visited both sites last week. Eldeco is definitely more polished. Amenities are top-notch. Arenaa felt a bit... unfinished.

U5, Haan exactly, Noida mein yahi problem hai. Infrastructure is always lagging behind the construction. I'm facing the same issue in Sector 78.
Eldeco Sylvan View is good if you're planning to live there. But ROI wise, Sector 150 projects are giving better returns currently. Sector 150 ka avg rate 7k/sqft hai abhi.
7k/sqft? Bhai, where are you getting these rates? Last I checked, it was closer to 6.5k for resale in Sector 150.
U8, depends on the project and the floor. Higher floors command a premium. Also, resale rates are always a bit lower.
U7, Sector 150 is good, but connectivity is still an issue. Metro extension kab hoga pata nahi.

RERA registration number check karo for Arenaa Heights. Last I checked, there were some compliance issues. Eldeco is safer, but expensive. What floor are you looking at in Arenaa? Corner unit?
U4, good point about the RERA number! Arenaa mein lower floors are cheaper but prone to waterlogging during the monsoon. Sector 75 mein drainage is still a problem.
