Eldeco Sylvan View vs Shaurya Alstonia - Noida investment?

Guys, I'm based in Dubai and can't visit. Eldeco Sylvan View is luxury, but is it worth the premium? Shaurya Alstonia seems affordable. What's the rental potential for each? Also, builder trust matters. Has anyone experienced delays or hidden costs with either? Mujhe advice chahiye yaar!

Did anyone actually buy in Alstonia? I'm curious to hear from actual residents.

Don't forget to factor in parking charges, club membership fees, and other hidden costs. Builders are notorious for these.

From an investment perspective, both have potential. But Sylvan View is less risky due to the location and builder reputation (despite U15's experience).

OP, what did you decide? Sylvan View or Alstonia? Or something else?

At the end of the day, it depends on your budget and risk appetite. Both are decent options. Good luck!

Rental yield in Sector 93 is better than Sector 107 right now. But Sector 107 has potential to grow.

Sector 107 mein kya hai? Koi specific development jo prices badhayega?

Guys, remember the basic rule: Location, Location, Location. Sylvan View wins on that front. But affordability is also crucial.

Current market conditions are not great for buyers. Interest rates are high. But if you're investing long-term, it might be a good time.

Mujhe toh lagta hai ki Alstonia is a better deal for the price. Sylvan View is too expensive for what it offers.

Alstonia is good for families. It's more spacious. Sylvan View is more for the luxury crowd and maybe singles/couples.

Check the carpet area carefully. Builders cheat a lot on that. Super area dikhate hai, but carpet area kam hota hai.

ananya.mukherjee_12323 Mar

Exactly! Carpet area is what matters. Ask for the exact dimensions in the agreement.

Possession status kya hai dono projects ka? Anyone has confirmed dates?

Sylvan View ka possession 2025 end tak expected hai. Alstonia ka I'm not sure.

Check their RERA registration. All details are mentioned there.

I visited Sylvan View last month. Amenities are top-notch, but maintenance charges are also high. Alstonia I haven't seen personally.

Don't just look at the brochures, bhai. Visit the actual site (if possible). Noida Expressway is jammed during peak hours, keep that in mind.

a
ayesha_shaikh_abc23 Mar

True! Noida Expressway traffic is a nightmare. Especially near Advant Navis Business Park.

U12 is right. Brochures are all lies. They show you a paradise, but reality is often different.

Mera experience Eldeco Amantran mein bahut kharab tha. Delayed possession and hidden charges. Be careful with Eldeco.

Thanks for sharing! That's valuable information.

U15, when did you book? What was the delay?

Mujhe bhi advice chahiye! I'm a first-time buyer and confused between these two and a few other projects in Sector 150. Budget is tight.

A
Ayesha Shaikh23 Mar

Sector 150 is good for investment, U7. Upcoming metro line will boost prices. But Sylvan View and Alstonia are different locations altogether. Sector 150 is more affordable generally.

r
radha_jadhav_mumbai23 Mar

Haan, but sector 150 is still developing. Sector 93 is more established. Depends on your preference and timeline.

s
sana.khan.123423 Mar

U8, Metro line ka toh kab se sun rahe hai. Kab banega pata nahi!

A
Ananya Mukherjee23 Mar

Bhai Dubai se puch raha hai, Sylvan View is definitely luxury but Alstonia is also decent. Rental potential depends on the size and floor. Sector 93 is prime location, but Alstonia is in sector 107, slightly less developed. Builder reputation is important, check RERA record before investing.

M
Meghna Malhotra23 Mar

Sylvan View is overpriced IMO. Alstonia gives you more space for the same price. Rental yield in Noida is generally 2-3%, so calculate based on that. Don't expect crazy returns.

S
Shruti Mittal23 Mar

Builder trust is a big issue in Noida, especially with these newer projects. I've heard Eldeco is generally reliable, but always do your due diligence. Alstonia ka builder kaun hai? Check their past projects.

s
shilpa.bansal.mumbai35323 Mar

Exactly! Noida mein toh builder promises kuch aur, delivery kuch aur. RERA mein complaint karne se bhi time lagta hai.

a
arnab_sarkar23 Mar

U3, you're right. Builder reputation is key. My friend bought in a project near Pari Chowk and still waiting for possession after 5 years!

Shaurya Homes. Relatively new player, but haven't heard major complaints yet. Still, proceed with caution.
