Controversial opinion but Shri Nilyam's price point is tempting. Alstonia is ready to move, sahi hai. But is the price jump worth it? I'm already in a 2BHK. Carpet area wise, which one gives more for the price, yaar? Also, maintenance charges - anyone has a comparison? What do you think about resale value later? Investment potential kya hai? Change my mind if I'm wrong.

Current market conditions are also important. Interest rates are rising. So, ready to move-in might be a better option to lock in a lower rate.
At the end of the day, visit both sites and see which one vibes better with you.
So, what did you decide? Alstonia or Shri Nilyam?
I think Alstonia is the safer bet, especially if you're looking for a ready-to-move-in option. Shri Nilyam has potential, but it's a gamble.
Be careful — this builder has 3 delayed projects in Greater Noida West. Do your research!
Yaar, I'm leaning towards Alstonia just to avoid the headache of construction delays. Peace of mind bhi toh chahiye.
Check amenities completion before booking, I made that mistake with my last property. Swimming pool is still not operational after 2 years!
Totally agree yaar, Noida mein yahi problem hai. Builders promise everything but deliver nothing.
Another thing to consider: proximity to schools and hospitals. Alstonia has better connectivity in that aspect.
Don't forget to check the floor plan! Corner units usually fetch a higher resale value. Which floor are you considering?
Shaurya Alstonia ka possession mila kya, sabko? Are people actually living there?
Haan, possession start ho gaya hai. People are moving in gradually.
But there are some issues with the finishing, I heard. Minor things, but still...
Frankly, both are good options. It depends on your priorities. Ready to move-in vs potential appreciation.
Builder ne phir se date extend kar diya lol. This happens all the time! Always factor in delays.
Investment potential wise, Sector 150 is booming. Metro extension ka bhi news hai. Shri Nilyam might give better returns in the long run.
Metro extension is a game changer. Sector 150 will become the next Gurgaon!
Carpet area wise, Shri Nilyam offers slightly more for the same price. But Alstonia's construction quality is better, from what I've heard.
I invested in Sector 150 3 years ago. Tab rate was around 4.5k per sqft. Now it's touching 7k! So, definitely potential hai.
Resale value depends on a lot of factors yaar. Location, construction quality, amenities, maintenance... Alstonia being ready to move gives it an edge. But Shri Nilyam might catch up once it's completed.
Confused toh main bhi hoon bhai! Shri Nilyam is tempting no doubt, but Alstonia ka ready to move-in advantage is huge. Rent bach jayega. But carpet area compare karna padega, sahi bol rahe ho.
Rent bachana is a valid point. But Shri Nilyam ka location is better, near the expressway. Decisions decisions!
Don't just look at the price point, check the builder's reputation too! Shri Nilyam's builder ka past projects kaise the? Delay wagera toh nahi hua?
Haan bhai, that's crucial. Delay is a common story in Noida. RERA registration number check karlo, complaints vagerah pata chal jayega.
Exactly! Mera dost phase hue hai ek project mein. Builder promises kuch aur karta hai, deta kuch aur hai.
Alstonia is good, no doubt. But I heard maintenance charges are on the higher side. Anyone living there who can confirm?
Yes, Alstonia mein maintenance is a bit expensive, around 3.5k for a 2BHK. But amenities are good, fully functional club house and all.
