Hey guys, I'm currently in a 2BHK in Sector 75, Noida and thinking of upgrading. I've been eyeing Arenaa Heights The Ultima 107 (ready to move) and Eldeco Sylvan View (completed). Eldeco is obviously way more expensive, so is the price jump worth it? What do you think about the carpet area efficiency in both? Which one gives you more usable space, bhai? Also, has anyone experienced the actual maintenance charges in Eldeco? Heard they can be quite high. I'm already have a home loan, so ROI is important. Which one would be better for 5-year appreciation, guys? Mujhe advice chahiye.

Ultimately, it boils down to your personal preference and financial situation. Visit both sites, talk to existing residents, and then decide.
Check for hidden costs. Builders love to add those at the last minute! Parking charges, club membership fees, etc.

Arenaa Heights is closer to the FNG Expressway. That's a big advantage in terms of connectivity.
Eldeco Sylvan View has better landscaping and green areas. If you like nature, that's a plus point.
Remember to factor in registration charges and stamp duty as well! It's a significant amount.
Personally, I'd lean towards Eldeco if budget isn't a constraint. But Arenaa is definitely a good value proposition.

I checked online, Sector 75 mein average rate around 6500-7000 per sqft hai. Eldeco is quoting way above that. Arenaa is closer to the average.
Bhai, loan bhi toh dekhna padega. Interest rates are rising. Check your EMI calculations carefully.
ROI wise, both should appreciate, but Eldeco might have slightly better potential due to the brand name. But then again, you're paying more upfront. So, it evens out. 5 saal mein Sector 75 bohot change ho jayega, new metro line is coming up too.
I invested in Sector 75 3 years ago. Abhi rates double ho gaye hain! But I did my research properly before buying. Don't just blindly trust anyone.
Arenaa Heights ka possession status kya hai? Kisi ko mila kya possession?
U12, Ultima 107 is ready to move in, bhai. Check their website, they have OC. Baaki phases ka pata nahi.
Possession is one thing, completion of amenities is another. Check if the swimming pool, gym, etc. are actually functional!
Don't forget to check the builder's track record, guys. Arenaa ka reputation kaisa hai? Any delayed projects?

U15, I heard they had some issues with another project in Greater Noida. But Ultima 107 seems to be on track. Still, do your due diligence.

I agree with U1. Eldeco ka brand value toh hai, but Arenaa's Ultima 107 location is pretty good too. Sector 75 is developing fast. Depends on your budget, honestly.
Carpet area efficiency is key, yaar! Builders are notorious for inflating super area. Kisi ke paas dono projects ke floor plans hain? Specifically for the 2BHKs?
U3, I have the Arenaa Ultima 107 2BHK floor plan. Can share it if you DM me. Carpet area is around 850 sqft, I think.
Eldeco Sylvan View has bigger units generally. But yeah, carpet area check karna important hai. Don't just go by the super area they quote.
Maintenance charges in Eldeco are definitely on the higher side. Expect around 3-4 rupees per sqft, maybe more. Arenaa might be cheaper in that aspect.
