Eldeco Sylvan View vs Shaurya Alstonia: Which is better?

Okay, I'll say what no one says: Eldeco Sylvan View is too expensive! 3.5 Cr starting? Bhai, for that price, I can get a villa somewhere else. Shaurya Alstonia seems more reasonable. But is it actually worth it? What's the catch? Carpet area kitna hai, anyone knows? My wife wants good amenities for the kids. Eldeco probably has better stuff, but are they *actually* maintained? I need 3BHK at least, and a society that's safe for kids. Which one is better for families? Also, resale value? Change my mind on Eldeco. Tell me why it's worth that much. I'm so confused yaar!

Ultimately, it comes down to your priorities. If you want a prime location and don't mind paying a premium, go for Eldeco. If you're on a budget, Alstonia might be a better option. But do your due diligence!

One thing I've learned is to visit the site multiple times, at different times of the day. See how the traffic is, how the area feels, etc. That'll give you a better sense of whether it's right for you.

Market is crazy right now. Property prices are going up everywhere. If you wait too long, you might end up paying even more. But don't rush into a decision either. Balance is key.

Ok, so Eldeco is more expensive because of location, size, and reputation. But Alstonia is more affordable, but potentially compromised on quality and amenities. This is tough! Thanks everyone for the insights.

Check reviews online for both projects. But take them with a grain of salt. Some are fake. Try to talk to actual residents if you can.

Also, check the builder's track record. How many projects have they delivered on time? How many are delayed? That'll give you a good indication of their reliability.

Mera bhi same experience tha 2 years ago! I was deciding between two projects. One was cheaper, but the builder had a bad reputation. I went with the more expensive one, and I don't regret it. Peace of mind is worth the extra money.

Shaurya Alstonia ka carpet area around 1400-1600 sq ft for a 3BHK, depending on the layout. Eldeco ka more like 1800-2000 sq ft. That's a big difference. You're paying for the space.

Don't forget to check the builder-buyer agreement carefully! These builders slip in all sorts of clauses that are not in your favor. Get a lawyer to review it before you sign anything.

This is so important! I learnt it the hard way. Builder ne phir se date extend kar diya lol. Now I'm stuck with a delayed project and no recourse.

Absolutely! And make sure all the promised amenities are listed in the agreement. Otherwise, you'll never get them.

Eldeco has a better reputation, let's be honest. But is that reputation worth an extra crore? I'm also confused like you, yaar! Maybe look at ATS Greens Village? It's in the same price range as Eldeco, maybe slightly less.

Sector 150 is also an option. Plenty of good projects coming up there. Check out Godrej Woods. It's a bit further out, but the connectivity is improving with the new metro line extension.

Sector 150 is good, but it's still developing. No proper markets yet. For families with kids, that can be a problem. Daily needs ke liye door jaana padta hai.

But Sector 150 has a lot of green space. Good for kids. My friend lives there and loves it. Depends on your priorities, I guess.

I visited Eldeco Sylvan View last month. The sample flat was amazing, but the actual construction progress seemed slow. And the maintenance charges are crazy high! Make sure you factor that in.

Anyone know the current circle rate in Sector 93B? That'll give you a better idea of whether Eldeco is actually overpriced or not.

You can check the circle rate on the UP government website. But yeah, U13 is right, it's just a guideline.

Circle rate is different from market rate, bhai. Market rate is always higher, especially in prime locations like 93B.

Totally agree with U1. Eldeco is overpriced. But the location is prime, Sector 93B. Alstonia is in Sector 107, which is still developing. That's the trade-off. Amenities-wise, Eldeco is definitely better maintained. But are they worth that much extra? That's the question.

My friend bought in Alstonia. He said the construction quality is decent, but the finishing isn't top-notch. He regrets not negotiating harder. Says the promised 'clubhouse' is still under construction! Check that before you book.

Alstonia me possession mila kya kisi ko? I heard there were delays. Eldeco is more established, but the price is just... ugh.

U4, Possession is ongoing in Alstonia, but Phase 2 is delayed. Check RERA website for the latest status before you invest. Don't just rely on what the builder tells you.

Bhai, 3.5 Cr for Eldeco Sylvan View is insane! You're right. Alstonia seems better on paper. But check the carpet area properly. Builders are notorious for fudging those numbers. RERA mein sab details mil jayega.
