SKA Orion vs Swaraj Homes: Better value?

I'm finally buying, fed up of renting! Orion's pricier; is it worth it over Vasant Apartments considering carpet area and future resale? Which one's better for actual usable space, yaar? What do you think?

Last I heard, Sector 143 ka average rate 6500-7000 per sq ft chal raha hai.

One more thing - check the floor plan carefully. Some units have weird layouts.

Check the builder's payment plan. Some are very rigid.

Remember to factor in registry charges and stamp duty. That's a big expense!

Personally, I'd choose Orion for the modern amenities. Swimming pool, gym, clubhouse... Vasant Apartments mein yeh sab nahi milega.

Don't forget to factor in parking charges! Noida mein parking is a big issue.

Swaraj Homes ka carpet area zyada hoga I think. Old construction mein they used to give more usable space.

Rising rates are crazy! If you can afford Orion, go for it. Best time to buy is now.

Sector 143 mein hai dono? That area is developing fast. Metro extension ka bhi plan hai. Worth considering for future appreciation.

I booked in Orion 2 years ago... possession ka abhi tak kuch pata nahi. Builder is giving lame excuses. I'm seriously considering legal action.

Same here! Mera bhi same experience tha 2 years ago with another builder in Noida Extension. Be prepared for delays, bhai.

Vasant Apartments mein toh families reh rahi hai already. Orion mein abhi time lagega community banne mein. Think about that too.

Haan, Vasant is old but the location is prime. Sector 62 mein hai, metro connectivity is excellent.

Don't just look at price. Dekho quality of construction, amenities, and builder ka track record. SKA ka naam suna hai, but Swaraj... not so much.

Bhai, I heard SKA is delaying possessions in their other projects. Double check karo before booking. RERA registration number bhi verify kar lo.

Orion vs Swaraj Homes... tough choice, bhai! Orion is definitely more 'premium' feeling, but Vasant Apartments is established. Resale value toh location pe depend karega. Usable space? Measure karke dekh yaar, builder log toh sab fuddu banate hai carpet area ke naam pe.

Exactly! Carpet area is the real deal. Super area mein toh lift lobby bhi bech dete hain!
