Arenaa Heights vs Shaurya Alstonia: Which one, guys?

Guys, I'm so fed up of renting. Finally taking the plunge! Arenaa Heights The Ultima 107 or Shaurya Alstonia? Ultima looks fancy, but Alstonia is way cheaper. Is Ultima worth the extra cost, ya? Also, carpet area efficiency wise, which one is better? Kya kisi ko pata hai?

So, what did you decide, OP? Which one are you leaning towards?

Bhai, rates are climbing like crazy these days. If you can afford it, go for Ultima. Better location, better amenities.

Alstonia might be cheaper, but check the construction quality. Sometimes they cut corners to save costs.

Did anyone get a good deal on either of these projects recently? What's the going rate per sq ft?

Ultimately, it depends on your priorities. Do you want a premium experience or are you okay with a more basic option at a lower price?

Check the builder's financial stability before investing. You don't want to get stuck with a delayed project.

Possession mila kya kisi ko Alstonia mein? What's the status?

Last I heard, they were promising possession by end of this year. But take it with a grain of salt.

Guys, remember the new metro line extension is planned near Sector 143. That will boost property values in the long run.

Ultima's amenities list is impressive, but how much of it is actually usable? Gyms are always crowded, pools are dirty...think practically.

I am an NRI, planning to invest. Is Sector 143B a safe bet?

Mera bhi same dilemma tha 2 saal pehle. Finally went with a resale property in Sector 93. Less hassle, possession immediately mil gaya.

Don't forget to factor in the registry charges and other hidden costs. They add up!

Sector 143B is going to be hot property once the Jewar airport fully opens. Alstonia might be a good long-term investment.

True, but that's still a few years away. And infrastructure development takes time in Noida.

Bhai, Arenaa Heights ka builder is known for delays. Double check their RERA registration and project completion timelines. Don't get swayed by the fancy marketing.

s
shivacharya23 Mar

Haan, exactly. Noida mein yahi problem hai. Builders promise the moon, but deliver nothing.

m
mahesh_rao_abc23 Mar

RERA toh sabke paas hota hai, but compliance is the question. Check their past projects' completion rates on the RERA website itself.

I visited both sites last month. Ultima is giving a much better view, especially the higher floors. Alstonia felt a bit cramped, tbh. But yeah, Ultima is definitely pricier.

Alstonia is in Sector 143B, right? That area is still developing. Ultima is closer to the main road and more established sectors. Think about connectivity too.

Ultima mein carpet area kitna mil raha hai? They promise super area, but actual usable space kam hota hai.

v
vijay.raaz7023 Mar

Exactly! Ask for the carpet area certificate. Don't just trust their word.

s
shilpa_nambiar23 Mar

I heard Ultima's carpet area efficiency is around 65-70%. Alstonia might be slightly better, around 70-75%. But confirm with the builder.

S
Sonia Das23 Mar

Finally getting out of the rent trap, eh? Good for you! Arenaa Heights is definitely more 'premium' looking, but 'worth it' depends on your budget, yaar. Alstonia is decent too. Carpet area toh builder se hi poochho, bro. They usually inflate it anyway.

M
Madhuri Patil23 Mar

Ultima ke brochure mein toh infinity pool dikha rahe hai...but reality mein kab banega, Bhagwan jaane! Alstonia is more value for money, I think.

S
Shreya Sethi23 Mar

Don't just look at the price difference, also check the maintenance charges. Sometimes cheaper projects have crazy high maintenance that eats into your savings.

r
revathi.srinivasan23 Mar

True that! Maintenance is a HUGE factor. I got burned in Sector 75 because of that.
