Orion is under construction, right? Nilyam is ready. Which has better rental potential, I wonder? ROI kya rahega? Anyone invested in either? Mujhe advice chahiye, guys. What do you think?

Ultimately, it depends on your risk appetite and investment horizon. Short term, Nilyam might be better. Long term, Orion could give higher returns.

One more thing to consider: parking space availability. Check that in both projects.
Possession status kya hai Nilyam mein? Everyone getting possession on time?
Sector 150 ka avg rate 7k/sqft hai abhi. Nilyam ka kya rate chal raha hai?
Check amenities completion before booking, I made that mistake in my previous property. Swimming pool is still not ready after 2 years!

Don't forget to factor in the cost of furnishings if you're planning to rent it out. That eats into your ROI.
True. Furnishing mein bhi kaafi kharcha ho jaata hai.

RERA registration number check karo both projects ka. Delays and complaints dekho. That will give you some idea.

Rental yield in Sector 150 is around 3-3.5% right now. Nilyam might be slightly higher since it's ready and people are moving in.
3-3.5% is too low! Considering the investment, it's not worth it only for rental income.
Exactly. Capital appreciation is more important in Noida. Rates are increasing rapidly because of the new metro line.
ROI is the key, bhai! Don't just look at rental. What's the appreciation potential? Sector 150 has more upside, I think. Anyone knows the current rates in both these projects per sq ft?
I invested in SKA Green Mansion a few years back. Delayed possession but the quality is good. SKA is generally reliable. Shri Group, I don't know much about them.
Delayed possession is a BIG problem, yaar. Noida mein toh aam baat hai, but still...
Ready possession is always better in my opinion. At least you can see what you are getting. Under-construction mein builder kuch bhi dikhata hai, reality kuch aur hoti hai.

Orion vs Nilyam... tough choice, yaar. Nilyam ready hai, that's a big plus. But Orion ka location bhi toh dekho, Sector 150 is booming. Rental potential, hmm... depends on the flat, I guess.
Nilyam ready hai but have you seen the construction quality? Orion is still under construction but SKA ka reputation better hai. Rental potential is secondary, resale value bhi toh dekhna hai.
