Arihant Noida - Good investment or not?

Hey guys, I saw this video about Arihant Group's new project near Yamuna Expressway in Noida Sec-22D. They're saying it's good for investment. Location wise, it seems okay, and the video mentions 2BHK options. My budget is around 60-70 Lakhs. Has anyone actually invested in an Arihant project before? Mujhe pata chahiye ki builder reliable hai ya nahi. What's your take on this area for future appreciation?
