Dream Wonder vs Unitech Unihomes: Kya rate sahi hai?

Okay, controversial opinion but Dream Wonder Homes ka advertised rate is BS, right? Actually kitna padega per sqft? Unitech Unihomes toh ready to move hai, but is it worth the extra cost? I'm confused. Which one is a better investment, considering registry and sab kuch? Anyone living in Unihomes? Kya maintenance zyada hai? Mujhe advice chahiye yaar. Change my mind!

Check the builder's history of litigation. If they have a lot of ongoing cases, it's a major warning sign.

Ultimately, it depends on your budget and risk appetite. If you need a place to live urgently and are willing to pay a premium, Unitech Unihomes might be a better option. But do your due diligence!

One thing I've learned: never trust the floor plan they show you. Always visit the actual flat and measure everything yourself. They always try to cheat you with the super area.

Honestly, with the way property prices are going up, even a slightly overpriced ready-to-move-in flat might be better than waiting for years for possession. Time is money!

Don't forget to factor in the registry charges! They can be quite substantial, especially for higher-value properties.

Sector 150 is a good option if you are looking for investment. Rates are rising there due to the sports city and upcoming infrastructure.

Forget both! Invest in land. Sector 151, 152... greater appreciation potential in the long run. Just my two cents.

Dream Wonder is in Sector 1, right? That area is quite congested. Unitech Unihomes are scattered across different sectors. Location matters a lot for resale value.

Mera experience toh yeh hai ki Noida mein koi bhi builder honest nahi hai. Sab rate badha dete hai baad mein. Get everything in writing, every single detail.

Dream Wonder ka rate toh pakka BS hai. They always quote something unrealistically low to lure you in. Unitech Unihomes is ready, that's a big plus, but maintenance can be a killer. Depends on the sector too. Which sector are you looking at?

Bhai, Unitech ka naam sunke hi darr lagta hai. Delayed projects ka record itna kharab hai. Dream Wonder ka kya hai pata nahi, but double check everything before investing.

I agree with U2. Unitech is risky. But Dream Wonder... advertised rates are never the final price. Add parking, club membership, preferential location charges... it all adds up. Ask for a detailed cost sheet.

U4, I live in Unihomes Sector 113. Construction is okay, nothing amazing. Maintenance is around 3.5k per month for a 2BHK. Biggest problem is the road outside, always jammed!

3.5k is decent. I pay 5k in Sector 75! But the traffic situation is a nightmare everywhere in Noida.

Sector 113 is developing fast though. Metro coming soon, right? That should improve things.
