Jaypee vs ATS: Delivery and Quality Real Hai?

Hi everyone, I'm currently in a 2BHK in Sector 131, Noida, and thinking of upgrading to a bigger place. I've been considering Jaypee Greens and ATS projects, but I'm hearing mixed reviews. What do you think about their on-time delivery track record? Has anyone experienced delays with either of them? Also, construction quality is a big concern. Has anyone experienced plaster cracks or seepage after possession with either Jaypee or ATS? Which one is better in terms of actual quality, not just marketing? Is the price jump worth it for ATS Greens? Already have a home loan, so resale value matters too. Mujhe advice chahiye, yaar!

Don't just look at the builder's reputation. Visit the actual site and see the construction progress with your own eyes. That's what I did.

New metro line is coming up in Noida Extension. That might affect property prices in the future. Something to consider.

I'd say ATS is worth the price jump if you can afford it. Peace of mind is priceless, especially in Noida's real estate market.

Ultimately, it depends on your budget and risk appetite. If you can afford ATS, go for it. Otherwise, do your research on specific Jaypee projects and negotiate hard.

So, OP, what did you decide? Are you leaning towards ATS now after all this advice?

Sector 150 ka avg rate 7k/sqft hai abhi. If you are looking for investment, it is a good option. But for living, it's still developing.

Be careful — Jaypee has multiple delayed projects. Research well before investing. RERA mein check karo, sab pata chal jayega.

ATS is expensive, but you get what you pay for. Better planning, better materials. Jaypee is just...cheap.

Which floor are you looking at? Higher floors generally have better views and less noise, but can be more prone to leaks.

Check the RERA registration number of both projects and see if there are any complaints registered against them. That's your best bet for getting real information.

ATS is better, no doubt. But their maintenance charges are usually higher. Keep that in mind.

Bhai, loan already hai toh resale value is important. ATS will definitely fetch you a better price compared to Jaypee.

I booked a flat in ATS Greens Village in 2018, promised possession in 2021. Still waiting. Builder ne phir se date extend kar diya lol. But overall construction quality seems good.

This is exactly what I'm afraid of! Even ATS delays?

U14, seriously? Which tower? I'm also waiting for possession there.

Mujhe bhi advice chahiye. Thinking of buying in Sector 150. Any reviews on Godrej Woods?

Sector 131 is a good location, close to the expressway. Resale value should be decent. But between Jaypee and ATS, definitely ATS.

Yaar, I had a terrible experience with Jaypee Aman. Possession delayed by 3 years! Never again.

Construction quality is a gamble with most builders in Noida. Even ATS can have issues. Get a thorough inspection done before taking possession.

mahesh.kumar4525 Mar

Haan, U9 is right. Get a professional inspection. Don't rely on the builder's promises.

Bhai, you're asking the million-dollar question! Jaypee ka toh naam hi kaafi hai delay ke liye. ATS is generally better, but even they have their issues. Plaster cracks toh Noida mein common hai yaar, water table hi itna high hai.

A
Anjali Jadhav25 Mar

I agree with U1. Jaypee is a big no-no. My friend invested in their Wish Town project and is still waiting for possession after 8 years! ATS is definitely a safer bet, but do your due diligence.

ATS Greens mein price jump is worth it IMO. Better construction quality and amenities. But depends on which project you're comparing. Which Jaypee project are you looking at?

r
radha_kulkarni_202325 Mar

U3, I agree. ATS has a brand value. Resale will be easier. Jaypee... not so much.

Exactly! Which project, which sector? Makes a huge difference. Jaypee kuch projects achche bhi toh hain, but very few.
