ATS One Hamlet vs Supertech Cape Town - Noida?

Guys, I'm based in Dubai and looking to invest in Noida. Can't visit right now. Which one is better, ATS One Hamlet or Supertech Cape Town? I'm thinking long-term investment, maybe 5 years. What's the rental potential like for both? Also, heard Supertech has had some issues in the past, builder trust is important. Any thoughts, bhaiyon?

I bought in ATS Greens Village about 3 years ago. Happy with the quality and timely possession. That's why I'd recommend ATS over Supertech.

Long-term investment hai toh ATS One Hamlet seems like the safer bet. Supertech is too risky unless you get a REALLY good deal.

RERA registration number check karo for both projects. That's your first step. Then look at the developer's track record on the RERA website.

Sector 74 is good, but the connectivity isn't as great as Sector 150. Also, prices are higher there.

Be careful — Supertech has 3 delayed projects in Noida Extension alone. Research well before investing.

ATS One Hamlet is near Jaypee Hospital, right? That area is pretty developed. Cape Town is still a bit interior.

I'd say ATS for long-term. Supertech ka 'image' problem hai. Even if the rates are tempting, it's not worth the headache.

Rental yield in Noida is generally 3-4%. Check the current market rates before making a decision. Rates have gone up recently due to the new metro line extension.

Check amenities completion before booking, I made that mistake in my first investment. The clubhouse is still 'under construction' after 5 years!

I agree with U2, location-wise Cape Town scores higher. But builder reputation matters a lot. I'd lean towards ATS for peace of mind. Plus, Sector 150 is becoming the new hot spot.

Sector 150 is definitely the future! But ATS One Hamlet is pretty far inside. Cape Town has better access to the expressway. What's your budget, OP? That matters too.

Budget should be secondary, builder reputation is PRIMARY. I got stuck with a delayed project because I only looked at the price. Big mistake!

Totally agree yaar. Supertech ka naam sunte hi darr lagta hai. Builder trust is everything.

Bhai, investing from Dubai? Good thinking! Both are decent projects, but Supertech... thoda risky lagta hai. ATS has a better reputation, IMHO. Rental potential is good in both, but One Hamlet might fetch slightly higher because of the brand.

Cape Town has better connectivity, closer to Pari Chowk. But U1 is right, Supertech's history is not clean. Check RERA registration and past project delivery before you put your hard-earned money.
