ATS One Hamlet vs M3M Jacob: Noida mein kaun better?

Okay, I'll say it: M3M Jacob and Co is crazy expensive! Is it REALLY worth 8Cr+ in Noida? ATS One Hamlet is ready to move, sahi? My wife wants a good society for the kids. Jacob looks fancy, but what about maintenance costs, yaar? Which one has more usable carpet area? I'm looking for long-term appreciation, not just show-off value. Change my mind. What do you think?

Did you finalize anything OP? Which one did you choose?

Don't forget to check the builder's financial health. A lot of builders are struggling right now. You don't want to get stuck with a project that's never completed.

I agree with most of the folks here. 8Cr in Noida is a lot. ATS One Hamlet seems like the more practical and family-friendly choice. Good luck with your decision!

Sector 104 is a good location, close to the Noida Expressway. Easy access to Delhi and other parts of Noida. That's a big plus for ATS One Hamlet.

Market is crazy right now! Interest rates are rising, and property prices are going up. If you like ATS One Hamlet, don't wait too long to book.

I heard M3M Jacob is offering some discounts right now to attract buyers. Maybe worth checking out, but still, do your due diligence.

Discount bhi de rahe hain? Matlab kuch toh gadbad hai! Be careful.

Could be a good opportunity, but definitely do your research before jumping in.

Ultimately, it depends on your priorities. If you want a ready-to-move apartment in a well-established society, ATS One Hamlet is a good option. If you want a luxurious apartment and don't mind waiting, M3M Jacob might be worth considering.

Don't just look at the fancy brochures! Visit both sites personally. Talk to the residents. Get a feel for the place. That's the best way to decide.

Totally agree, U17! Brochures are just marketing. Real experience is what matters.

RERA registration number check karo! It's mandatory for all projects. It will give you some protection against builder fraud.

Jacob & Co. is targeted towards a different segment. If you're concerned about maintenance and carpet area, ATS One Hamlet is probably the better choice for you. Long-term appreciation depends on many factors, not just the brand name.

Possession mila kya in Jacob & Co. to anyone? I heard they're delaying it.

Usable carpet area is key! Builders often inflate the super area. Ask for the exact carpet area in both projects. That's what you're actually paying for.

Anyone have recent carpet area numbers for ATS One Hamlet? I'm also considering it.

ravi.sharma.delhi2325 Mar

U13, I think they have different configurations. Call their sales team and ask for the floor plans. They should have the exact measurements.

Check online property portals too. Often they have carpet area details listed for different unit types.

My cousin bought in ATS One Hamlet last year. He's happy with the society and the amenities. Says the maintenance is reasonable. But parking is a bit of a problem.

Maintenance costs are a real killer in these 'luxury' projects. My friend lives in a similar project in Gurgaon and pays almost 50k per month! Check the fine print before booking anything. ATS might be a better deal in the long run.

i
ishita.ahuja.12325 Mar

50k?! That's insane! I pay like 10k in my society in Sector 75. This is why I'm scared of these high-end projects.

s
shreya_goel_199525 Mar

Haan yaar, exactly! They lure you in with the fancy stuff, then bleed you dry with the maintenance. Hidden charges are a big problem.

r
rahul_agarwal_202325 Mar

U4, you are right. Maintenance is a silent killer. Check what's included in the maintenance charges. Security, power backup, clubhouse... everything adds up.

ATS One Hamlet is a good option, especially if you need it ready to move. Jacob & Co. is still under construction, right? Check RERA registration to be sure. Delayed projects are a nightmare.

I invested in Sector 150 three years ago. Prices have almost doubled! But the possession was delayed by almost a year. Lesson learned: always check the builder's track record.

Sector 150 is booming, especially with the new Jewar airport coming up. Good investment choice!

Which builder, U9? Share the name, so others can be careful.

Bhai 8Cr in Noida? That's crazy money! I agree with you. ATS One Hamlet is ready to move, and sector 104 is a decent location. M3M Jacob's maintenance will probably kill you. Carpet area compare kar lo before deciding. Good question!

R
Riya Sarkar25 Mar

Totally agree! M3M Jacob is all about the brand name. ATS One Hamlet is more practical. Sector 104 is already developed, you'll get everything nearby. Long term appreciation ke liye, location matters more than fancy fittings.

M
Meenakshi Nayar25 Mar

Jacob & Co. is a lifestyle statement, no doubt. But 8Cr+ in Noida? I'd rather invest in Gurgaon at that price point. What kind of amenities are you looking for? That's what matters for kids, right? Sector 104 has good schools nearby, that's a plus for ATS.
