So, I'm looking to upgrade to a bigger place in Noida, need at least a 3BHK. Wife wants a good society, safe for the kids, you know? Been checking out ATS One Hamlet and Eldeco Sylvan View. Eldeco is nice, but is it worth the premium price? What do you think about the actual usable carpet area in both? I heard ATS has better floor plans, less wasted space. Also, school admission is a big factor. Which one has better schools nearby, within 2km maybe? Kya aap logon ko pata hai? Please share your experiences, mujhe advice chahiye yaar!

I think ATS has better amenities overall. Eldeco is more about the location advantage.
Don't forget to factor in the cost of interiors! That can easily add up to a significant amount.
Honestly, both are good options. It really comes down to your budget and priorities. Visit both sites again, talk to residents, and then decide.
Sector 150 is also a good option. New developments are coming up, and it's relatively less congested. But prices are also rising there.
Check the builder's financial stability. Many builders are facing cash flow issues these days.

I live in Sector 93A. ATS One Hamlet is a good option if you want a peaceful environment. Eldeco Sylvan View is more happening, but also more noisy. Depends on your preference.
One thing to consider is the future metro line extension. If it comes closer to either society, that could be a big plus.
Mera bhi same experience tha 2 years ago. I chose a different society in the end because of the builder's reputation. Do your research thoroughly before investing!

I looked at ATS One Hamlet last year. The floor plans were good, and the society seemed well-maintained. But the approach road was a bit congested. Has that improved?
Approach road is still a mess, especially during peak hours. They're supposed to widen it, but who knows when that will happen.
Don't just go by what the sales guy says about carpet area. Measure it yourself! They always inflate the numbers. I learned that the hard way.
I've heard good things about Somerville School near Sector 132. It's within 2km of both societies, I think. Check that out for your kids.
Bhai, I understand your dilemma. Both are decent societies. Eldeco Sylvan View is definitely more posh, but ATS One Hamlet is known for better construction quality. Carpet area wise, ATS might give you a little more for the same super area. School admission is a pain in Noida everywhere, so research thoroughly!
Totally agree with U1. Eldeco mein maintenance charges bhi high hote hain. But the location of Sylvan View is prime, closer to the expressway. ATS One Hamlet is a bit inside. Depends what your priority is, I guess.
School admission is a huge headache! I live near Sector 93, and even getting into DPS is tough. Don't rely solely on proximity. Check school ratings and admission criteria properly. As for the societies, I haven't lived in either, but have friends in both. They both complain about something or the other, LOL.

Eldeco Sylvan View mein possession mila kya sabko? I heard there were delays earlier. ATS is generally on time, their track record is better in that regard.
U7, when did you get possession? I'm still waiting! They keep pushing the date.
Possession toh mil gaya bhai, but finishing quality is not that great. I had to get a lot of things fixed after moving in.
