Eldeco Aamantran vs Jaypee Kosmos: Which is better?

Guys, I'm based in Dubai. Eldeco Aamantran toh completed hai, sahi? Jaypee Kosmos mein possession ka kya scene hai? Rental potential kiska better hoga, considering I can't easily manage it?

I agree with U20. Aamantran for peace of mind. Jaypee is too much headache for an NRI managing from abroad.

One more thing to consider: resale value. Aamantran will likely have better resale value in the long run.

Maintenance charges will depend on the size of the apartment and the amenities provided. Check with the society management.

Sector 75 is good, but traffic can be a pain during peak hours. Consider that if you're planning to rent it out to families working in Noida.

Aamantran is around 6500-7000 per sq ft. Kosmos might be slightly lower, but negotiate hard.

Don't forget to factor in registration charges and other hidden costs. Builders are notorious for that.

Personally, I'd go with Eldeco Aamantran for peace of mind, especially if you're managing it from Dubai. Less risk involved. Jaypee... I'd avoid it for now.

Jaypee Kosmos mein club house aur amenities ka kya scene hai? Fully functional hai ya sirf naam ke liye?

That's a good question, U10. I heard the clubhouse is partially functional. Swimming pool is still not operational in some towers.

Yeah, amenities are a big question mark with Jaypee. Check before you invest. Don't fall for their marketing gimmicks.

Aamantran is in Sector 75, right? That area is quite developed. Good connectivity.

I invested in Aamantran 5 years ago. Good decision. Rental income is decent. Finding tenants is easy because of the location.

Don't just look at rental yield. See the appreciation potential too. Noida is booming right now, especially with the new Jewar airport coming up.

True that, U8. But Jewar is still a long way off. Focus on current rental income for now. Dubai se manage karna hai toh Aamantran is better. Less maintenance issues, I guess.

Aamantran is ready, bhai. Possession mil raha hai. Kosmos ka toh... well, you know Jaypee. Rental potential Aamantran ka better hoga, hands down. Less headache.

Yeah, Aamantran is definitely safer. Jaypee... hmmm, thoda risky hai abhi bhi. But location-wise, Kosmos is good. Sector 133, near the Noida-Greater Noida Expressway.

RERA complaint is a must. But even then, expect delays. Jaypee's reputation isn't great, to be honest.

Bhai, delay toh hai hi. RERA mein complaint daalo. That's the only way they listen.
