Supertech Cape Town vs Jaypee Kosmos: Better ROI?

I'm comparing Supertech Cape Town and Jaypee Kosmos. Cape Town mein, price per sqft sounds attractive, but what's the actual carpet area efficiency? Kosmos is ready to move, less risk, but is it worth the premium? I'm looking for investment, 5-year horizon. Which one would give better returns, considering rental potential bhi? Has anyone experienced resale in either society? Mujhe advice chahiye, yaar!

Cape Town mein around 5500-6000 mil raha hai, Kosmos is around 7000-7500. But carpet area ka issue hai.

Cape Town vs Kosmos? Tough one, yaar. Cape Town ka location toh Sector 74 mein mast hai, but Supertech… their reputation isn't the best. Kosmos is Jaypee, so relatively safer. ROI ke liye, rental yield dekho dono ka.
