Guys, just a reminder to check the builder's track record on Noida Authority's website. They have a list of defaulters. Avoid those builders at all costs!
So, OP, what did you decide? ATS or Eldeco? We're all waiting to hear. I'm leaning towards Eldeco myself, the price is just too good to ignore.
Honestly, both are decent options. Visit both sites again, talk to residents, and then decide. Don't just rely on online opinions. Good luck!
True that U2! Site visit is a must. Photos and videos can be deceiving. See the actual flat, the surroundings, the amenities. Then decide. All the best OP!
Maintenance charges are usually around 3-4 rs per sq ft, but it can vary. Ask the builder for a detailed breakdown. And check the fine print! They often have hidden charges.
I'm a first-time buyer and totally confused. Should I go for resale or new construction? Resale seems safer but new construction has more modern amenities.
U15, resale is definitely safer. You can see what you're getting. New construction mein toh builder jo dikhata hai, woh milta nahi hai. Been there, done that.
I'm an NRI looking to invest. Heard Noida is good for rental income. Which one would be easier to rent out - ATS or Eldeco?
ATS will probably attract a higher paying tenant, U17. But Eldeco might be easier to find a tenant for, since the rent will be lower. Depends on your target audience.
U7, Noida mein builder ka naam pooch ke kya fayda? Sab ka record same hi hai. Just check RERA and make sure your lawyer is good. That's the only way to protect yourself.
Open space wise, Aamantran definitely has more. I visited both sites last month. ATS ka landscape is nice, but Aamantran feels more green. But ATS ka clubhouse is better, I think. Tough choice yaar.
Guys, don't just look at the current price. Think about the future. Sector 150 is going to be a premium location with the new Jewar airport coming up. Both will appreciate. But ATS might appreciate more due to brand value.
Jewar airport is 5 years away minimum, U10. Don't base your entire investment on that. Infrastructure takes time, especially in UP.
U11, true, but the metro extension to Knowledge Park will also help. That's closer than the airport. Still, do your due diligence.
Anyone has any idea about the maintenance charges in both societies? That's a recurring cost that often gets overlooked.
U3, 6500 is a good deal! Which tower are you looking at? Kuch specific inventory hai kya?
U4, I heard tower A and B are almost sold out. C and D mein kuch options hain but facing the expressway, so a bit noisy. Check properly before committing.
I invested in ATS One Hamlet 5 years ago. Possession delayed by 2 years! Builder ne rulaya tha. But now that I have the flat, I can say it's worth it. Finishes are top notch, amenities are good. But be prepared for delays, that's just Noida reality.
U6, 2 saal delay toh phir bhi kam hai. Mera ek dost ka project 4 saal se atka hua hai. Which builder was it, if you don't mind me asking? Just so I can avoid them in the future.
Dekho bhai, both are good societies in Sector 150. ATS ka construction quality is generally better, no doubt. But Eldeco is more value for money, especially if you're looking at resale. Open space wise, I think Aamantran is slightly more green. Depends what you want yaar.
Carpet area is a big factor, U1 is right about ATS quality. But check both projects' RERA registration. Builder promises are often... well, you know. Possession dates are key!
Aamantran mein toh flats mil rahe hain around 6500 per sq ft. ATS is closer to 7500-8000. Big difference! But resale value ka kya scene hai, anyone knows?
