Eldeco Aamantran vs M3M Jacob and Co - worth the jump?

I'm thinking of upgrading from my 2BHK. Eldeco Aamantran is ready to move, but M3M Jacob & Co is like, super luxury and under construction. Is the crazy price difference justified? What about resale value down the line? Kya aap logon ko pata hai, which has better carpet area efficiency? Mujhe advice chahiye yaar!

Honestly, if you have the money, go for M3M. But be prepared for potential delays. If you want peace of mind, stick with Eldeco.

So, what did you decide, OP? Which property are you leaning towards?

Don't forget to factor in the maintenance charges! They can be surprisingly high in luxury projects like M3M.

Kya aap logon ko pata hai, which has better carpet area efficiency between the two? That's crucial for me.

The new metro line extension might affect property prices in the future. Keep that in mind.

Be careful — this builder has 3 delayed projects in Gurgaon. Do your research thoroughly.

Check amenities completion before booking, I made that mistake once. Paid for a swimming pool that never got built!

For resale value, location is key. Sector 128 will always be desirable. But Aamantran is also a good investment, especially if you get a good deal.

Sector 150 ka avg rate 7k/sqft hai abhi. Aamantran might be a better deal if you're looking for value for money. But Sector 128 is definitely more premium.

7k? Where bhai? I saw something around 7.5k-8k.

U15, Sector 150 is overrated tbh. Too far from everything.

My friend booked in M3M Jacob & Co. He's regretting it now. They promised possession in 2025, but *lagta nahi hai milega* on time. Builder ne phir se date extend kar diya lol

LOL. Sad but true. Builders are notorious for delays.

Which floor? Corner unit? My cousin also booked there. Let me check with him.

U18, Exactly the kind of info I needed! Thanks for sharing the ground reality.

Carpet area efficiency matters! Ask for the floor plan and calculate it yourself. Builders often inflate the super area.

I'm an NRI, and I'm also confused. I want a good rental yield. Which property will give me better returns in the long run? Sector 128 is good, but so expensive!

Don't just look at the brand name. Go visit both sites, talk to residents, and then decide. I did that and it helped me a lot.

M3M Jacob & Co has those fancy amenities, right? Like a private cinema and stuff? But honestly, how often will you actually use them? Aamantran has the basics covered and is more practical.

I heard M3M has some projects with delayed possession. Check their track record before investing. RERA registration number check karo.

M3M Jacob & Co is in Sector 128, right? That area is booming. But the price per sq ft is insane! I heard it's upwards of 15k. Eldeco Aamantran in Sector 93A is already developed, decent society. Less hassle.

U3, exactly! Mera bhi same experience tha 2 years ago. Booked an under-construction property, *ab tak latak raha hai.* Never again!

anika.sengupta24 Mar

Bhai, which builder was it? Name and shame! We need to warn others.

i
isha.verma24 Mar

Haan yaar, builder ka naam batao. I'm also looking at under-construction projects, *darr lag raha hai*.

U5, Totally understand your pain. Noida Extension mein toh yeh common story hai.

shreya_chakraborty24 Mar

U5, This is why RERA is so important. Lodge a complaint!

Aamantran is solid, no doubt. But M3M Jacob & Co... that's a different league altogether. Luxury finishings, prime location. Worth the jump? Depends on your pocket and if you want to live the 'high life'. Resale value should be good considering the brand. But *kab milega possession* is the real question.

R
Rizwan Siddiqui24 Mar

Bhai, 'super luxury' is just marketing nowadays. Check the actual carpet area and compare. Builder logo dekh ke mat phaso. Eldeco is a known name, at least you know what you're getting.

Mujhe bhi advice chahiye thi similar situation mein! I went with a ready-to-move property. The peace of mind is priceless. Delayed projects are a nightmare in Noida. *Kitna bhi luxury ho, agar ghar hi nahi mila toh kya fayda?*
