Guys, I'm based in Dubai. Can't visit Noida right now. M3M Jacob and Co is ultra luxury, but Sikka Karmic Greens is ready to move. Which has better rental potential, yaar? Or is the high price of M3M worth it for future appreciation? Mujhe advice chahiye. Power of attorney issues bhi hain.

Mere hisaab se, Sikka is better for rental income. M3M is a long-term play, and you need to be on the ground to manage it properly. Dubai se mushkil hoga.
So, what did you decide, bhai? Did you go with M3M or Sikka? Or something else entirely?
Haan batao bhai, update toh do. Hum bhi seekhenge tumse.
Don't forget to get a home loan pre-approval before finalizing anything. It gives you leverage and shows the builder you are serious.
Haan, Sikka is safer bet. M3M is for those who want to flip properties quickly. Not for long-term rental.
Be careful - M3M has some other projects with delayed possessions. Check their track record thoroughly. Don't get blinded by the 'Jacob and Co' branding.
True that. Reputation is important. Especially in Noida real estate, where builders can be shady.
Did you check the amenities completion in Sikka? Many builders promise a lot, but deliver very little. I made that mistake once.
Current market conditions are tough. Interest rates are high. Rental yields are down. Think carefully before investing. Don't rush.
M3M ka maintenance charges bahut high honge. Factor that in too. Sikka is probably more reasonable.
My friend booked in M3M. Abhi tak possession nahi mila. Builder ne phir se date extend kar diya lol. Be prepared for delays.
Sector 150 ka avg rate 7k/sqft hai abhi. Sector 94 will be higher, easily 12-15k. Sikka in 78 should be around 6-8k.
Which floor are you considering in M3M? Higher floors have better views, but lower floors are easier to rent out.
Personally, I'd go with Sikka for rental. Less hassle, ready income. M3M is too risky for someone sitting in Dubai.
Sector 94 is definitely upmarket, but Sector 78 is also developing rapidly. Metro connectivity is improving. Rental potential is decent.
Haan exactly, Noida mein yahi problem hai. Location is everything. Metro access changes everything.
Sector 78 is good for families. Schools are nearby. M3M is more for bachelors or corporate types.
I invested in Sector 150 three years ago. Thought it was the next big thing. Appreciation has been slow. Be careful with these 'future appreciation' promises.
RERA registration number check karo before investing anywhere. Don't just go by the builder's claims.
Good point! RERA website pe sab details mil jaate hain. Project status, approvals, everything.
M3M Jacob and Co is Sector 94, right? Prime location, no doubt. But high price point means high rental expectations. Sikka Karmic Greens in Sector 78 is more affordable. Think about your target tenant.
Power of attorney is a pain, especially from Dubai. Make sure your lawyer is solid. I'd personally lean towards ready-to-move for rental income. M3M is a gamble, but potentially a big one.
Totally agree. Power of attorney mein bahut dikkat hoti hai, especially if documents are not in order. Get it checked by a good lawyer before investing.
U3, correct. Power of Attorney notarize karwana Dubai mein is a long process. Factor that into your timeline.
Sikka ka possession mila kya kisi ko? Heard some delays were there initially.
M3M is all hype, yaar. Luxury ke naam pe marketing karte hain. Check the carpet area carefully. Often smaller than they claim.
Bhai Dubai mein baithe ho, toh return on investment calculate karo na. M3M is flashy, but Sikka is ready. Rental yield dekhna padega. Appreciation toh market pe depend karta hai.
