Supertech Cape Town vs Sikka Karmic Greens: Better ROI?

Guys, I'm based in Dubai. Which one has better rental potential? I can't visit, so need your opinion. Sikka ya Supertech, which gives more usable space bhai?

Check the carpet area carefully. Supertech is known for inflating the super area. You'll end up paying for space you don't even get.

Which floor are you looking at? Higher floors in Karmic Greens have better views, but also higher prices.

Ultimately, it depends on your risk appetite. Supertech is riskier, but might offer higher returns if you're lucky. Sikka is slightly safer, but returns might be lower.

Market is quite hot right now. Property rates are going up. If you're looking for long-term investment, it might be a good time to buy. But do your research!

Sector 137 is a good option too. Closer to the metro station. Consider that also. But prices are higher.

I visited Sikka Karmic Greens last year. The construction quality seemed average. Nothing extraordinary. But the location is decent.

U16, Don't even ask! Supertech is notorious for delaying possession. My friend bought a flat there 7 years ago, still waiting.

U16, Depends on the tower. Some towers are ready, some are still under construction. Check with the builder directly, but don't believe everything they say!

Sector 74 is becoming a jungle. Traffic is a nightmare. Metro connectivity is good though. Consider that factor also.

Rental yield in Noida is generally 2-3%. Don't expect huge returns. Dubai mein better rates milte hain, I think.

Sikka Karmic Greens has better amenities, I believe. Supertech's maintenance charges are usually very high. But check the fine print before booking.

Cape Town vs Karmic Greens? Bhai, both are decent, but Supertech ka naam sunke darr lagta hai. Delayed projects galore! Rental potential toh Sector 74 mein better hoga, overall.

Totally agree with U1. Supertech? Run away! Sikka is slightly better, but still proceed with caution. Check RERA registration and ongoing cases first.

Usable space wise, Karmic Greens has slightly bigger apartments, I think. But both are quite dense projects. Investment horizon kya hai aapka?

I invested in Karmic Greens 5 years ago. Abhi tak possession nahi mila! Builder is giving lame excuses. Be very careful. Rental potential is secondary if you don't get the property itself!
