Eldeco Aamantran vs M3M Jacob: Which one Noida?

Hey guys, I'm looking to invest in Noida from Dubai, but can't visit right now. Need your help! I'm considering Eldeco Aamantran and M3M Jacob and Co. Eldeco is ready to move, which is a plus, but M3M looks super fancy. What do you think about actual carpet area efficiency in both? Do you end up paying a ton extra for 'super area' that's useless? Also, considering I'll need a property manager, which one do you think has better rental potential? I’m worried about finding tenants for such high end property. Koi idea hai? Mujhe advice chahiye. Which one is better investment wise? Thanks!

One last thing: get a home inspection done before buying, even if it's a ready-to-move property. You never know what hidden problems might be lurking.

U14, what type of property did you invest in? That's also a factor. Studio apartments are difficult to rent out in that area.

M3M Jacob & Co. is in Sector 94, right? Prime location, but also very expensive. Is it worth the premium?

Sector 94 is good because of the connectivity. Metro station is nearby. But the prices are crazy high!

U15, exactly my point! Land rates in that area are inflated. You're paying for the location, not necessarily the construction quality.

Mujhe lagta hai, Aamantran is a safer bet for an NRI who can't visit. Ready to move, less risk. M3M is too speculative right now.

Rental potential depends on the size of the apartment too. What are you planning to buy – 2BHK, 3BHK? That makes a big difference.

Don't just look at the brochure pictures, bhai. Visit the site (or get someone to visit for you). See the actual construction quality, the amenities, everything. Pictures can be deceiving!

Koi bhi property lene se pehle, check the builder's track record. Delayed projects are a huge headache. I got stuck with one in Sector 78, still waiting for possession after 5 years!

High-end property ke liye tenants dhoondna is not always easy. You might have longer vacancy periods. Consider that in your ROI calculations.

Super fancy doesn't always mean good investment, U1. I'd be careful. What's the RERA registration number for M3M Jacob? Check that first.

I also considered Aamantran. Good location, Sector 119 is decent. But the resale value hasn't appreciated as much as I thought it would. Maybe because of all the new constructions around?

U3, resale value depends on so many things! Which floor is your apartment? Facing what? These things matter a lot.

U3, agree! Sector 120 adjacent bhi congested hai. The drainage system is also not that great in that area.

From an investment perspective, M3M *could* give better returns IF they deliver on time. But that's a big 'if' with Noida builders. Aamantran is safer, more reliable. Rental potential is good in both, but you might get higher rent for M3M because it's 'fancy'.

Eldeco Aamantran and M3M Jacob & Co? Big difference, bhai! Aamantran is more established, families are already living there. M3M is still under construction, right? Carpet area is definitely better in Aamantran, less 'super area' gimmickry.
