Guys, I'm confused. Eldeco Aamantran looks nice, but Unitech Unihomes Superb is way cheaper, right? Carpet area efficiency wise, which one is better? Honestly, I'm a first-time buyer. Don't want to get stuck with something bad. Kya aap logon ko pata hai? Which one has better resale?

Personally, I'd avoid Unitech at all costs. Too much risk involved. Eldeco is a safer bet, even if it's slightly more expensive.
One thing I learnt the hard way: Always visit the site multiple times at different times of the day. See how the area feels, the traffic, the noise levels.
So, what did you decide? Aamantran or Unihomes Superb? Share your final decision!
Don't forget to factor in the stamp duty and registration charges. These can add a significant amount to the overall cost.
Ultimately, it depends on your budget and risk appetite. If you can afford it, Aamantran is the safer option. But if you're on a tight budget, Unihomes Superb might be worth considering, but do your due diligence!
Sector 150 is also a good option. Thoda aur research kar lo. New developments are coming up there. Avg rate is around 7k/sqft right now.
Rising property rates are a concern everywhere. But Noida is still relatively affordable compared to Gurgaon and Delhi. Invest wisely!
True, Noida is still a good investment option. The new metro line extension will also boost property values in the long run.
Exactly! The infrastructure development in Noida is really picking up pace. That's a good sign for future appreciation.
Aamantran or Unihomes...tough choice. But honestly, check the legal clearances thoroughly for both projects. Don't rely solely on the builder's word.
Good point! Legal clearances are crucial. Get a lawyer to review the documents before you sign anything.
Which floor are you looking at? And is it a corner unit? That can also affect the price and resale value.
Another thing to consider is the builder's financial health. Unitech is facing some financial challenges. Eldeco is more stable in that regard.
Don't just look at the price. Check the amenities completion rate. Many builders promise a lot but deliver very little. I made that mistake once.
Honestly, for a first-time buyer, Aamantran is a safer bet. Even if it's a bit more expensive, you'll likely get better returns and less headache in the long run.
I agree with U2. Unitech ka naam sunke hi darr lagta hai. Better to go with a more reputable builder like Eldeco.
I bought in Aamantran 3 years ago. Initially, there were some issues with construction quality, but they have improved a lot. Sector 93 mein connectivity bhi achi hai. Unihomes Superb is in Sector 113, right? That area is still developing.
Sector 113 is definitely less developed. But the prices are reflective of that. It depends on your budget and tolerance for inconvenience.
True, Sector 93 has good connectivity, especially with the Noida-Greater Noida Expressway nearby. That's a big plus for Aamantran.
U5, what kind of issues did you face with construction quality? Can you elaborate? I'm also considering Aamantran.
Kya aap logon ko pata hai about the current circle rates in both sectors? That will also affect the registry charges.
Unihomes Superb mein possession mila kya sabko? I heard there were delays.
Haan, delays are common with Unitech. My friend bought in another Unitech project and he's still waiting for possession after 5 years!
Aamantran is definitely better quality, but Unihomes Superb is tempting because of the price. First time buyer ho toh budget is important. Have you considered the maintenance charges for both?
Bhai, Unitech ka track record is not good. Delayed projects bahut hain. Eldeco is relatively better. I would suggest Aamantran even if it's slightly more expensive. Peace of mind is worth it.
Carpet area wise, I think Aamantran is slightly better planned. Unihomes Superb mein kuch flats ka layout awkward hai. Check the floor plans carefully before deciding.
Resale value? Aamantran will definitely fetch a better price in the long run. Unitech is struggling with its image. Investment perspective se, Aamantran is safer.
