ATS One Hamlet vs Dream Wonder Homes 3?

Guys, I'm based in Dubai and looking to invest back home in Noida. Can't visit for site inspections easily, so relying on you all! I've shortlisted ATS One Hamlet and Dream Wonder Homes 3. What do you think? One is ready to move, the other under construction...big difference right? Possession risk hai Dream Wonder Homes mein? Which one has a better builder trust factor, considering timely delivery? Also, kya aap logon ko pata hai about the rental potential of both? Since I'm abroad, I'll need a property manager. Which one would attract better tenants and higher rent, yaar? Koi advice dijiye! Power of attorney ka scene kya hai?

Be careful with under-construction properties. Builders often promise the moon but deliver a crater. Happened to a friend of mine - amenities incomplete, parking issues, etc.

Overall, for a hands-off investment from Dubai, ATS One Hamlet seems like the safer bet. Less risk, established community, decent rental income. Dream Wonder Homes 3 is higher risk, higher potential reward... but only if they deliver on time.

Don't just look at the price per sq ft. Check the carpet area vs super area ratio. Builders are notorious for inflating the super area.

ATS is generally reliable. But even they have had delays in some projects. Do your due diligence, especially if you can't visit in person.

Rental yield in Noida is generally better than other metro cities. But property taxes are a pain. Budget for that too.

What's the current rate per sq ft in both projects? That's the key question. Sector 150 ka avg rate 7k/sqft hai abhi. Sector 89? Probably higher.

I invested in One Hamlet 5 years ago. Rental income is decent, around 30k for a 3BHK. Property manager is essential though. I use NoBroker's service.

30k? Not bad! But is that pre or post-COVID? Rates have fluctuated a lot.

I live near ATS One Hamlet. The connectivity is excellent, right on the expressway. But traffic can be a pain during peak hours. Keep that in mind.

Dream Wonder Homes 3... that's in Sector 1 right? That area is still developing. One Hamlet is more established in Sector 89. Different vibes.

Bhai, check the fine print of both agreements. Hidden charges can kill you! Mera bhi same experience tha 2 years ago...extra parking fees, clubhouse charges...

I agree with U1. Under construction projects are a gamble these days. Builder ka track record is everything. Have you checked their RERA registration and past project completion timelines?

One Hamlet definitely has the better reputation for timely delivery. Dream Wonder... not so much. Heard whispers of delays. But One Hamlet might be pricier, right?

Rental potential wise, One Hamlet will probably fetch you more initially. Better amenities, established society. But Dream Wonder Homes 3, once completed, could attract younger tenants due to fresher look. It's a toss-up long term.

Power of attorney is straightforward. You can give it to a trusted friend/relative or a lawyer here in Noida. Just make sure the document is properly notarized and registered.

Dubai se invest karna? Good thinking! Both are decent options, but the ready-to-move advantage of ATS One Hamlet is HUGE. Dream Wonder Homes 3... well, 'Dream' is right, you might be dreaming for a while before possession. Risk toh hai bhai.
