Ivory County Noida - County Group reliable hain?

Has anyone seen the Ivory County walkthrough video? Sector 115 mein kaafi grand dikha raha hai. I'm curious about County Group though. Anyone has experience with their past projects? Dekhne mein toh achha lag raha hai, but are they known for timely possession and good construction quality? Koi delays toh nahi hote? Looking for genuine feedback before considering it. Thanks!

Remember to negotiate hard on the price. Builders always inflate the initial quote.

I'd suggest looking at projects by Godrej or Tata. They might be more expensive, but at least you get some peace of mind.

Another thing to consider is the maintenance charges post-possession. They can be ridiculously high!

My two cents: visit the site at different times of the day to check for traffic congestion and noise levels.

Be careful of hidden charges. Parking, power backup, etc. Read the fine print carefully.

Company filings are public, you can find them on the Ministry of Corporate Affairs website. But it's complicated to understand for a layman.

Sector 115 is a good location though. Close to FNG Expressway and Noida-Greater Noida Expressway. Connectivity is a plus.

Dekho, ultimately it's your decision. But do your due diligence. Don't rush into it. Noida mein bahut options hai.

What's the price per sq ft they are quoting? Sector 115 is developing fast, but rates have gone up recently due to the new metro line extension.

Penalty clause toh sab same hi daalte hain, bhai. Rs 5 per sq ft per month. Who cares about that? It's a joke!

U12, ask about escalation charges as well. They might try to increase the price later citing 'increased construction costs'.

Mera personal experience: I booked a flat in Noida Extension 2 years ago. Builder ne phir se date extend kar diya lol. Ab toh aadat ho gayi hai.

U3, sahi kaha. RERA verification is a must. Also, check the builder's track record with other projects in Noida Extension. That will give you a better idea.

County Walk toh suna hai delayed hai kaafi. Buyers are frustrated. U4 is right, track record matters.

Haan, County Walk ka toh bura haal hai. Avoid County Group, that's my advice. I know someone who invested there and is still waiting for possession.

Haan bhai U1, exactly! Show toh mast karte hain, phir possession ke time rulaate hain. I've heard mixed reviews about County Group. Kuch log bolte hain theek hai, kuch bolte hain delays bahut hote hain.

Walkthrough video toh sabhi grand dikhate hain. Check RERA registration details and project approvals first. Don't just go by the marketing gimmick. RERA number is UPxxxx, check it online.
