posted on 24 MarGulshan Avante selling fast? Gulshan Group reliable?
Heard Gulshan Avante is almost 50% sold already! The director says they'll hand it over before May 2028. That's a pretty aggressive timeline for such a big project. Has anyone here bought from Gulshan Group before? What was your experience with their construction quality and on-time delivery? Seeing mixed reviews online, so looking for firsthand accounts about their projects in Noida. Is their reputation justified?

Comments
Personally, I'd prefer a builder with a proven track record of on-time delivery, even if it means paying a slightly higher price. Peace of mind is worth it.
Okay, so bottom line is... mixed reviews, prime location, potentially risky builder. Need to do more research. Thanks, everyone!
Anyone know if there are any active homeowner groups for existing Gulshan projects? Talking to them would be very helpful.
I agree with U14. Site visits are crucial. Photos and videos can be misleading. Dekh ke pata chalta hai asal mein.
What about the payment plan? Is it construction-linked or time-linked? That's also a factor to consider.
Gulshan Avante ka brochure dekha? Amenities list is impressive, but how many will actually materialize is the question.
I'm still hesitant. So many other options available in Noida. Why take the risk?
Sector 144 is a good area to invest in right now. With the new metro line, prices are only going to go up. But Gulshan... that's a risk you need to assess.
Possession mila kya kisi ko Gulshan project mein on time recently? That's the real question.
Good point. On-time possession is a myth in Noida, lol. Builders always delay it by at least 6 months.
Haan yaar, Noida mein yahi problem hai. Builder ne phir se date extend kar diya lol.
Be careful. Gulshan Homz is already facing delays in other projects. Double check everything before investing your hard earned money.
Guys, does anyone know the current status of their approvals? Environment clearance wagera sab hai kya?
I'm also considering Gulshan Avante. The location is prime, no doubt. But the builder... I'm skeptical.
Same here! Location bohot achha hai, but builder ka track record...? That's the big question mark.
RERA number check karo! Sab pata chal jayega. Delayed projects ki list bhi dikhayi degi.
Mera ek relative ne Gulshan Bellina mein invest kiya tha. He faced some issues with the amenities not being fully functional even after possession.
Don't blindly believe their sales pitch. Visit the site multiple times, talk to existing residents (if possible), and do your own research.
May 2028 is indeed aggressive. Sector 144 mein metro aa gayi hai, so location is a plus point. But Gulshan... hmm. Anyone has actual experience with them in recent projects?
I heard similar things. Anyone know what the current price per sq ft is?
Last I checked, it was around 8500-9000 per sq ft. Negotiate kar sakte ho shayad.
U5, depends on the floor and facing. Higher floors will be more expensive. Corner units bhi.
Gulshan Ikebana mein mera experience was okay-ish. Possession late mila, but quality was decent. But that was years ago.
Bhai, construction quality is important, but equally important is the paperwork. Make sure everything is crystal clear before you book.
50% sold already? Seems like a marketing gimmick to create artificial scarcity. Gulshan ka reputation mixed hai, sahi baat hai. I'd be cautious.
Exactly! These builders always say 'limited inventory' and 'selling fast'. Check the RERA registration details first and then decide.
U1 bhai, agreed. Gulshan's Ambience project was delayed by almost two years. Mera ek dost ne invest kiya tha, bahut pareshan tha.
