Gulshan Avante selling fast? Gulshan Group reliable?

Heard Gulshan Avante is almost 50% sold already! The director says they'll hand it over before May 2028. That's a pretty aggressive timeline for such a big project. Has anyone here bought from Gulshan Group before? What was your experience with their construction quality and on-time delivery? Seeing mixed reviews online, so looking for firsthand accounts about their projects in Noida. Is their reputation justified?

Personally, I'd prefer a builder with a proven track record of on-time delivery, even if it means paying a slightly higher price. Peace of mind is worth it.

I agree with U14. Site visits are crucial. Photos and videos can be misleading. Dekh ke pata chalta hai asal mein.

Sector 144 is a good area to invest in right now. With the new metro line, prices are only going to go up. But Gulshan... that's a risk you need to assess.

Good point. On-time possession is a myth in Noida, lol. Builders always delay it by at least 6 months.

Don't blindly believe their sales pitch. Visit the site multiple times, talk to existing residents (if possible), and do your own research.

May 2028 is indeed aggressive. Sector 144 mein metro aa gayi hai, so location is a plus point. But Gulshan... hmm. Anyone has actual experience with them in recent projects?

Last I checked, it was around 8500-9000 per sq ft. Negotiate kar sakte ho shayad.

U5, depends on the floor and facing. Higher floors will be more expensive. Corner units bhi.

Gulshan Ikebana mein mera experience was okay-ish. Possession late mila, but quality was decent. But that was years ago.

Exactly! These builders always say 'limited inventory' and 'selling fast'. Check the RERA registration details first and then decide.

U1 bhai, agreed. Gulshan's Ambience project was delayed by almost two years. Mera ek dost ne invest kiya tha, bahut pareshan tha.
