That Ace Divino 3BHK video looked pretty good, especially the clubhouse. They mentioned it's close to Gaur Chowk and the FNG. Also, upcoming metro nearby? Anyone living there, is the connectivity *really* an 8/10 like they claim? And what about schools/hospitals...are they actually close by and convenient, or is it more of a hassle than the video shows? Trying to get a realistic picture before I visit.

One thing I learned: always get everything in writing. Verbal promises mean nothing.
I'm also looking in that area. Ace Divino, Gaur City... so many options, it's confusing!
Anyone know if they're offering any good payment plans right now?
Update: Checked the RERA. Possession date is showing as Dec 2025 (revised). Seems realistic, but still...
I think the FNG Expressway will help with connectivity eventually, but it's still a mess right now.
Don't forget to factor in the cost of parking. They charge extra for that in most new projects.
Which floor are you guys considering? I heard the lower floors have better ventilation.
Has anyone actually booked a flat there? What was your experience with the sales team?
Thanks for all the feedback, everyone! Sounds like I need to manage my expectations. Will definitely check the RERA details and visit during peak hours to see the traffic situation myself.
Possession kab tak denge? They keep pushing the date.
That's the biggest problem with Noida builders! They always delay possession. Check the RERA website for the revised deadline.
Honestly, if connectivity is a priority, look at sectors closer to the Noida-Greater Noida Expressway. They have better access.
Mera ek dost ne Ace City mein invest kiya tha 7 years ago. Abhi tak phase 2 complete nahi hua. Be careful.
The clubhouse in the video looks amazing, but how much of it is actually ready? I've seen so many projects where they show fancy amenities but they're never completed.
Don't trust builder claims blindly. I bought in a similar project near Crossing Republik 5 years ago. They promised everything, but abhi tak half the amenities are missing.
Schools and hospitals are decent, but not exactly 'nearby'. You'll need a car or bike. Felix Hospital is probably the closest big one.
Anyone know the current price per sq ft there?
Last I checked, it was around 6800-7200 depending on the floor and facing.
6800? I heard they're quoting closer to 7500 now because of the rising market. Sector 150 rates are crazy high now.

Bhai, connectivity 8/10 toh nahin hai. Maybe 6. Gaur Chowk traffic is a nightmare during peak hours. Metro is still under construction.
I agree. Videos can be deceiving. Check the actual distance to schools and hospitals on Google Maps during rush hour. That's the real test.
Connectivity aside, has anyone checked their RERA registration? Builder ka track record bhi dekhna zaroori hai.
Good point! RERA number is UP... (I'll check and update). But I heard they have a few other projects that are delayed.
I visited Ace Divino last month. The sample flat was nice, but the area felt a bit isolated. And the road leading to it was under construction.
