Jaypee Greens: Sahi hai ya sirf hype?

Guys, I'm based in Dubai. Jaypee Greens, कैसा है? Seen mixed reviews online. On-time delivery ka kya scene hai? Construction quality sahi toh hai na? I can't visit for inspection easily. Also, resale value after 5 years? Mujhe advice chahiye. Change my mind if I'm wrong!

One more thing, check the builder-buyer agreement VERY carefully. They often have clauses that favour the builder. Legal advice is worth it.

Be careful. Jaypee has a history of diverting funds. They have 3-4 projects which are stuck for years.

I would suggest visiting the site yourself. Pictures can be deceiving. Talk to existing residents to get a real picture.

My personal experience: Booked a flat in Jaypee Aman in 2012. Possession mila 2017. Builder ne phir se date extend kar diya lol. Lekin ab reh raha hu aur theek hai. Location wise achha hai.

Jewar airport is a game changer for Noida. But Jaypee Greens is a bit far from the airport. Sector 150 might be a better option if you're looking for investment.

Haan, exactly. Facing bhi matter karta hai. North-east facing flats are preferred. But those are usually premium priced.

Jaypee ka reputation kharab ho gaya hai. Look at ATS or Gaursons. They have better projects in Noida and Greater Noida.

Depends on the society, but expect around Rs. 3-4 per sqft. And they increase it every year!

Rs 3-4 is normal bhai. Some societies in Gurgaon are charging Rs 7-8!

I bought a flat in Jaypee Greens Kensington Park in 2015. Possession mila 2019 mein! And the quality is average, nothing great. Maintenance charges are also quite high. Think twice before investing.

Construction quality ka toh mujhe bhi doubt hai. I visited a friend's place in Wish Town and I could see cracks in the walls already. Plus, the promised amenities weren't fully functional.

Bhai Dubai mein baithe ho toh DLF or Godrej try karo. They are more reliable. Jaypee is risky, especially for someone who can't easily visit and monitor the construction.

Resale value after 5 years? Tough to say. Depends on the overall market. Noida market is very cyclical. Right now, prices are up because of the new Jewar airport and metro expansion, but that could change.

Kaunsa sector dekh rahe ho? Greater Noida West (Noida Extension) mein Jaypee kaafi projects hain. Personally, I'd be wary. On-time delivery is a big question mark.

Hype toh hai, definitely. 'Brand' value bolte hain log. But check RERA registration number and see the completion dates. Also, legal diligence is a MUST. Don't rely on online reviews alone.

RERA se bhi kuch nahi hota bhai. Builder lobby strong hai. Penalty bhar ke nikal jaate hain. Court case karo toh generation nikal jaati hai.
