Jaypee Greens: Good ROI or Big Risk?

Yaar, I'm thinking of investing in Jaypee Greens. What's your take? Dekho, on paper, the ROI looks good. But I've heard mixed reviews about construction quality. Has anyone experienced plaster cracks or seepage issues after possession in Jaypee Pebble Court? Mujhe advice chahiye. Is it worth the calculated risk, or should I look elsewhere? What do you think? Any insights on the resale value down the line?

I'd say look at other options first. Jaypee should be your last resort. Too many horror stories out there.

Thanks everyone for the insights! I'm leaning towards looking elsewhere now. Maybe ATS or Godrej, as suggested. Appreciate the honest opinions!

What's the current rate per sq ft they're quoting? That's a good starting point for comparison.

Honestly, I'd avoid Jaypee unless you're getting a ridiculously good deal and are prepared for potential headaches.

Current market conditions are not great. Interest rates are high. Think carefully before taking the plunge.

Which floor are you considering? Lower floors can have dampness issues, especially in older constructions.

Ultimately, it's your call. But do your due diligence. Don't get swayed by the fancy marketing.

Resale value will depend on how well the society is maintained. Also, the new Jewar airport will have a positive impact on property values in the long run.

Don't just look at the brochure promises. Visit the site, talk to existing residents. Get a feel for the place before you decide.

My uncle bought in Jaypee a while back. He regrets it. Endless delays and poor service. Take his experience as a lesson.

Dekho bhai, risk toh har investment mein hota hai. It depends on your risk appetite. But with Jaypee, the risk is definitely higher than average.

Construction quality is definitely a concern with Jaypee. I've heard similar stories about plaster cracks and seepage. Maybe get a professional home inspection done before you commit?

RERA registration number check karo. See if there are any complaints filed against the project. That'll give you a better idea.

Good point! RERA website is a lifesaver. All the details are there. Transparency is key.

RERA mein bhi sab kuch sach nahi hota. Builder can still manipulate things. But it's a good starting point.

I invested in Jaypee Greens in 2010. Possession mila 2018 mein! 8 years of waiting! Never again!

I'd suggest looking at resale options in established sectors like Sector 44 or 93. Safer and more predictable.

Sector 44 is too expensive now! Sector 93 is better, but still pricey. Where can a middle-class guy invest these days?

Bhai, Jaypee ka naam sunke toh darr lagta hai. Delayed projects ka record hai. ROI is secondary, peace of mind is primary! Check other builders in Noida Extension.

ROI dikha raha hai, matlab kuch toh gadbad hai. I would be very cautious. Have you considered ATS or Godrej? Slightly more expensive, but safer bet, IMHO.

Godrej's Sector 150 project is tempting, but the prices have shot up recently. Still worth it, though? Any thoughts?

riya.oberoi.202826 Mar

U4, Sector 150 is prime location. Metro connectivity is a huge plus. Godrej's reputation is solid. Thoda zyada dena padega, but long-term is good.

Pebble Court? My friend bought there 5 years ago. He's still fighting with them over pending amenities. Club house isn't fully functional yet! Buyer beware!

rohan_deshmukh_199026 Mar

Oh god, that's terrible! Amenities completion is a major issue. Thanks for the heads up.

Haan yaar, amenities toh bas dikhawe ke liye hote hai. Reality is always different. Pehle check karo, phir invest karo.
