Jaypee Pebble Court vs Elite X: Which one, yaar?

Elite X is upcoming, so risk hai. Pebble Court ka price is crazy high! Carpet area efficiency kis mein better hai? Has anyone checked? Also, which one has better metro connectivity for daily commute? I'm confused which one to consider. Kya lagta hai, 5-year appreciation kis mein zyada hoga?

Pebble Court is good for end-use, Elite X for investment maybe. But do your due diligence!

Elite X ka price per sqft kya quote kar rahe hain?

So, what did you finally decide, OP? Which one are you going with?

Don't forget to factor in registry charges and other hidden costs! They can add up to a significant amount.

I think Elite X has better potential for appreciation in the long run, especially with the upcoming Jewar airport. Pebble Court is already saturated.

That's a good point about the Jewar airport. It will definitely boost property values in the area.

Check the builder's financial stability also. Many projects get stuck due to funding issues.

I'm also confused between these two! Koi toh sahi decision lene mein help karo!

Remember to check the quality of construction materials used. Don't just go by the fancy brochures.

Don't forget to factor in maintenance charges! Pebble Court will definitely be higher due to the existing amenities.

I booked a flat in Sector 150 three years ago, and abhi tak completion nahi hua hai! Builder ne phir se date extend kar diya lol. I'm skeptical of all these new projects.

Sector 107 ka average rate kya chal raha hai aaj kal? Anyone know?

Around 9k-12k per sqft depending on the society and floor.

Elite X is tempting because it's new, but that also means more risk. Pebble Court is established, but overpriced. Tough choice!

I live near Pebble Court. Metro is okay, but you need an auto or e-rickshaw from the station. Sector 76 station is closest.

Pebble Court mein possession mila kya sabko? I heard some towers are still under construction.

Phase 1 is mostly delivered, but Phase 2 mein issues hai, I think.

Elite X ka layout plans dekha kisi ne? Are the apartments airy and well-lit?

Bhai, location wise, Pebble Court wins hands down. Sector 107 is already quite developed. Elite X is still developing.

S
Saira Hussain26 Mar

Pebble Court is prime location but bhai price toh aag laga rahi hai! Elite X ka location is a bit inside na? Metro connectivity is crucial for me also. I'm leaning towards Elite X, but that risk factor is always there...

Haan yaar, Noida extension projects are always a gamble. But Pebble Court mein resale value kaise hai? Anyone have any idea?

Carpet area efficiency is a big question! Builders are notorious for fooling us with super area. Has anyone actually measured it in either project?

K

5-year appreciation? That's the million-dollar question! Market conditions are changing so fast, it's hard to predict.

Elite X is being built by XYZ builders right? Unka track record toh kuch khaas nahi hai. Check RERA registration number and previous projects carefully.

l
lakshmi_nair_abc78926 Mar

Exactly! XYZ builders... I heard they delayed possession for their Sector 75 project by almost 2 years!

priya.arora202426 Mar

RERA number toh sab dikhate hai, but actual delivery is the real test.
