Sunrays Heights ka carpet area is definitely better, but ready-to-move is a big plus. Shivi Studio mein rent immediately milna shuru ho jayega. 5 years mein, tough call. Depends on appreciation, yaar. I lean towards Shivi for quick returns.

Quick returns are good, but what about the long-term value? Studio apartments usually don't appreciate as much as bigger units. Think resale, bhai.

Agreed with U5. Studio apartment is good for rental income, but appreciation is limited. Sunrays Heights has more potential for capital gain in 5 years, especially if the location is prime.
