AIG Aigin Royal vs L&T Green Reserve: Which is better?

Aigin Royal is ready to move, but that price! L&T Green Reserve mein ROI kya hoga? Carpet area wise, which one is better, yaar? Mujhe advice chahiye. What do you guys think?

Don't just look at the carpet area. Check the super area and loading factor as well. Some builders are notorious for high loading.

Which floor are you considering in Aigin Royal? Lower floors might be cheaper but noise pollution can be a problem.

@U17 Good point. And check the direction of the flat. South-facing flats can get really hot in the summer.

Ultimately, it depends on your risk appetite. Ready to move-in is safer, but you pay a premium. Under construction has higher potential ROI, but also higher risk. Think long term and consider your budget.

L&T Green Reserve has better amenities, I think. Aigin Royal is just location advantage and ready to move-in. But is it worth the extra cost? Hmm...

@U4 RERA website pe jao, sab details mil jayenge. Project completion dates are usually mentioned there.

I invested in a similar project 5 years ago, thinking ROI will be amazing. Abhi tak, I'm still waiting for possession. Be careful and do your due diligence!

Aigin Royal is definitely overpriced. I checked a few flats there last month. The finishing isn't even that great for the price they're asking.

Bhai, Aigin Royal ka price is inflated because it's ready to move. L&T Green Reserve might give better ROI if you hold for long term. Sector 150 is booming anyway.

Carpet area wise, check RERA documents for both projects. Builders often exaggerate. Don't trust what they say on the phone. Verify everything!

@U4 Agreed. L&T is generally reliable, but delays happen everywhere. Check their past project delivery timelines in Noida. That'll give you an idea.

@U4 Last I heard, they were saying end of 2025 for Phase 1. But take it with a grain of salt. Builders are builders, yaar.

Aigin Royal is looking tempting, no doubt. Ready to move-in is a big plus. But that price tag is a killer! L&T Green Reserve, on the other hand, is still under construction... ROI ka toh pata nahi. Confused!
