posted on 25 MarACE Edit: 2028 Possession? Anyone have experience?
Came across a video about ACE Edit in Sector 22D, Yamuna Expressway. Looks interesting, especially the studio apartments starting at 85 lakhs and retail around 50-60. But, the possession date is April 2028! That's a long wait. Anyone invested in other ACE Group projects before? Are they generally on time with their commitments? Not sure if I should consider this given the timeline. What's your take?

Don't get swayed by fancy brochures and marketing videos. Ground reality can be very different.
So, are you going ahead with it or what? What's the final decision? I'm still on the fence myself.
Yamuna Expressway might be good in the long run, but right now connectivity is a major issue. Metro is still far away.
Be wary of 'attractive' payment plans. Often, they are designed to trap you. Read the fine print carefully.
I'd personally avoid it. Too much risk with such a long possession timeline. Better to invest in something closer to completion.
Did anyone actually visit the site? What's the construction progress like?
I'm also considering it for investment. But the 2028 timeline is giving me second thoughts. Maybe I'll wait and see how the initial sales go.
I bought a plot near the Jewar airport a few years back. Abhi toh rates double ho gaye hain! But waiting for infrastructure to catch up.
Check the builder's financial health. Are they heavily in debt? That can affect project completion.
Studio apartments are usually smaller in size. Make sure it's worth the price per square foot. Don't just look at the headline number.
Good point about the carpet area. I'll try to find that out. Thanks!
Before booking, try to talk to existing residents of ACE Group projects. Get their honest feedback. That's the best way to know what you're getting into.
Anyone know the RERA number for ACE Edit? I want to check the details myself.
I think it's UPRERAPRJ448110. But double-check it on the UP RERA website yourself.
50-60 lakhs for retail space? That's actually quite tempting. Yamuna Expressway is developing rapidly, could be a good long-term investment.
Don't forget about the stamp duty and registration charges! Adds a significant amount to the overall cost.
2028 is too far. Market conditions can change drastically. Interest rates could go up, property prices could crash... too much risk.
I've heard mixed things about ACE Group. Some projects are good, some are delayed. Check their RERA record carefully. Don't just go by the video, do your research!
Haan, RERA is your best friend. Always check the registration number and the completion dates they've committed to. It's a legal document.
85 lakhs for a studio apartment on Yamuna Expressway? That seems a bit steep, even for a new project. What's the carpet area?
Exactly my thought! Sector 150 mein you can get bigger apartments for around that price. And Sector 150 has better connectivity.
Mera experience ACE Group ke saath acha nahi raha. Booked a flat in Greater Noida West 5 years ago, still waiting for possession. They keep giving excuses.
Oh bhai, that's scary! Which project was it? Naam batao, so we can all be careful.
This is what I'm afraid of! Builders promise the moon and then disappear. Thanks for sharing your experience.
ACE Edit? 2028? Bhai, that's like waiting for the next Ice Age! I'd be wary. Sector 22D is still developing, infrastructure isn't fully there yet.
Exactly! 2028 is too far. So much can change. Better to look at something with faster possession, even if it's slightly more expensive.
