Jade County vs Other Noida Options?

Hey guys, what do you think about this new County Group project, Jade County near Noida Airport? This video showed they're planning a 100-acre township. I'm also looking at some plots in ATS and DLF. Is Jade County worth considering over those, especially for future ROI? Thoda confused hoon, so any insights would be helpful! Kya rates reasonable lag rahe hain?
