Hi all, I'm in a 2BHK in Sector 99, thinking of upgrading. ATS Infrastructure has some nice 3BHKs. Is the price jump worth it, ya? Already have a home loan, so EMI will increase. Rental yield bhi dekhna hai. What do you think? Any advice, please?

One thing I learned is to check the resale value of similar properties in the area. That gives you a realistic idea of appreciation.
Consider the floor too. Lower floors are generally cheaper but might have less light and ventilation.
Don't forget to factor in stamp duty and registration charges. It's a big chunk of the cost.
So, what did you decide? Are you going for it?
Sector 150 ka avg rate 7k/sqft hai abhi. ATS will be slightly higher due to brand value. Is it worth the premium? That's the question.
Check amenities completion before booking, I made that mistake. Swimming pool is still under construction after 3 years!
Rising interest rates are a concern. EMI will definitely go up if you take a new loan now. Factor that into your calculations.

What's the carpet area they are offering? Some builders cheat you with super area.
3BHK is definitely worth it if you plan to stay long term. But calculate your finances carefully. EMI burden nahi hona chahiye.

I know someone who booked in ATS Green in 2018, still waiting. Be careful.
Which ATS project are you looking at? And what's the sqft rate they are quoting? Sector 99 is a decent location.
ATS ka finishing toh mast hota hai generally. But unka maintenance charges bhi high hote hain. Factor that in too.
Mera bhi same experience tha 2 years ago. Upgraded from 2BHK to 3BHK. Initially, EMI was a pain, but now the property value has appreciated nicely. No regrets.
Don't just look at ATS. Check out Godrej also in Sector 150. They have good 3BHK options and the location is prime with the new metro line coming up.
Bhai, this builder ka track record bahut poor hai in terms of timely possession. RERA registration number check karo and see if there are any pending complaints.
Haan exactly, Noida mein yahi problem hai. Builders promise the moon but deliver nothing.

Worth it depends on your needs, bhai. Family badi ho rahi hai? Future mein aur plans hain? ATS is generally good, but check their track record for delays.
Rental yield toh Noida mein generally kam hi rehta hai for 3BHKs. You'll be paying a premium for the space, not the returns. Think long term.
True that! Rental yield is pathetic. Better to put the money in FD if you want returns.
Agree. Rental yield rarely covers the EMI. Focus on appreciation.
