posted on 25 Mar3BHK in Noida: Worth the Premium?
Okay, I'll say what no one else will: are these luxury apartments *really* worth it? I'm currently in a 2BHK in Sector 112, and thinking of upgrading. I've been looking at Apex Buildcon India Pvt. Ltd. projects. But bhai, the price jump to a 3BHK or even a small villa is insane! Is the rental yield actually that much better? Already have a home loan, so EMI will be hefty. Change my mind! Is the extra space worth the cost? Or am I just falling for the luxury trap? Kya aap logon ko pata hai? Mujhe advice chahiye. What do you think?

Good luck with your decision, U1! Let us know what you end up doing.
One thing to consider is the upcoming Jewar airport. Property prices in Noida are likely to keep rising. So delaying might mean paying even more later.
Check amenities completion before booking, I made that mistake. Paid for a swimming pool and gym that still aren't finished after 2 years. Total waste of money.
Be careful - Apex Buildcon has 3 delayed projects in Noida already. Do your research before investing your hard-earned money.
Ultimately, it depends on your priorities, U1. If you need the space and can afford it comfortably, go for it. But don't stretch yourself too thin. Peace of mind is priceless.
Sector 112 is already pretty good. Maybe just renovate your 2BHK? Save yourself the headache of dealing with a new builder and loan.
So, overall consensus is: Apex Buildcon is risky, 3BHK is a big jump, and market is volatile. Thanks, everyone! I have a lot to think about. Will probably hold off for now.
Possession mila kya kisi ko Apex Buildcon se? I've heard horror stories. Unhone phir se date extend kar diya lol. This is why I stick to established builders.
Haan, U14, my friend booked in their Sector 75 project. Still waiting for possession after 4 years! Case filed in RERA.
U14, exactly! These new builders promise the moon but deliver nothing. Stick to names you know.
Market is crazy right now. Interest rates are rising, property prices are going up... it's a tough time to buy. Maybe wait a few months and see what happens?
That's what I'm thinking, U17. Timing is everything. But FOMO is real!
I bought a 3BHK in Sector 137 three years ago. Best decision ever! The metro connectivity is amazing. Makes commuting to Delhi so much easier.
U8, Jewar is a good long-term play. But infrastructure is still developing. How long do you think it will take to see real returns?
U9, that's the gamble, right? 5-7 years minimum, I reckon. But the airport is a game-changer. And land prices are already rising.
U8, Airport ke naam pe toh sab loot rahe hain. Be careful. Do your due diligence before investing in Jewar.
Which sector of Noida are you looking at, U1? Sector 150 has some good options, but prices are high. Sector 78 is more affordable, but traffic can be a nightmare.
Don't forget to factor in maintenance charges, U1. They can be surprisingly high in 'luxury' apartments. That will eat into your rental income (if you rent it out).
RERA registration number check karo before booking anything, U1. Online available hai. Don't trust the builder's word alone.
Totally agree with U2. Luxury is just a marketing gimmick. Look at the carpet area, not the super area. Often the difference is HUGE. Is the extra 200 sq ft worth lakhs? Think practically.
U3, good point about carpet area. But sometimes it's about the lifestyle, right? More space for family, guests... a proper study. It's a quality of life thing, not just an investment. But budget is key, obviously.
Quality of life is important, U4, but Noida's pollution levels tho... Is it REALLY worth spending crores to breathe toxic air in a bigger apartment? Just saying...
U5, that's a valid point. Air purifiers are a must in Noida. But some projects have better air filtration systems than others. Check those details too.
U4, I agree. We upgraded for the kids. Now they have their own space. Worth every penny (almost!). But yeah, do your research on the builder.
Mera bhi same experience tha 2 years ago. I was looking at a 3BHK near Pari Chowk. But the EMI was scaring me. I ended up buying a plot in Jewar instead. Future investment, less immediate pressure.
Bhai, I feel you! Sector 112 se 3BHK... huge jump. Rental yield won't cover the EMI, that's for sure. Are you planning to live in it or rent it out? That makes a big difference.
Don't fall for the Apex Buildcon hype, U1. Check their past projects. Delayed possessions are their specialty. Sector 75 mein unka ek project toh saalon se atka pada hai.
